    I think everyone has a horror story a to tell about either a bank or broker, but I can tell you without hesitation that I have had a lot of deals put through by Cameron Perry and he is the best broker that I have dealt with.

    He is thorough, courteous and clever with the way that he structures deals and always has had solutions to my tricky situations and never drops his bundle where I have others that have.
    For those that don't know him he is based in Melbourne and myself in Canberra and the distance has not been a problem with either email or phone calls to keep in contact.

    RAMS are totally inflexable, high exit fees and so SLOW I am counting down the days until we part company.

    Never too late to look elsewhere flick RAMS they will do you no favours..

    Give either Cameron or one of the other brokers on this forum a try you have nothing to lose and you might be surprised to find that they would get back to with a solution in a fraction of the time it has taken you with RAMS.

    Excellent advise from previous posts.  I would check Real Estate agents in the Rockdale area to see what is the asking rent in that area and then increase the rent if it is warranted.  Is a Real Estate agent managing your property?  If he is ask him what the rents are.

    What are your reasons for wanting to sell?  Are you short of funds?  If so is your loan set up as interest only?  The depreciation schedule is a good idea. 

    If I was you I would not sell the property I think you will find that the property has gone up since you have purchased in 2004 .

    Get a new agent that is more enthusiastic…I found that when I had a property that took a long time to rent found a new agent and what do you know had a good tenant in a week!

    Hi Damon,

    It is great to see a broker to get structured properly but I would take a step back and find an accountant first (that invests himself is a must) that could structure correctly from the start depending on what you wanted to achieve through investing eg company and trust set up esp if you want to then sell  All this ground work first will save you down the track.

    In regards to buying in Mackay and it is booming as you said do your figures first buy a dump to do up and have a market in mind on who will buy your property when it is renovated. 

    If things are getting too hot in Mackay with people snapping up properties look at surrounding areas such as Rockhampton or Serina as things will take off there as well with new roads etc happening.

    If I was you I would buy a place with your parents for the first reno and use their equity in their home for the reno (doesn't hurt to ask) then go halves in the profit after you then revalue your property and then rent it out.  Use the money from the revaluation to purchase your next property.

    Just my thoughts I am not qualified to offer advise that is why you surround yourself with people who are qualified!

    I am waiting for September this year to refinance the whole of my portfolio I would do it sooner but it will cost approx $4,000 per loan to get out under 3 years!!!

    I have paid dearly to be with RAMS and it has cost me many good investment opportunities that I have not been able to take up.

    I would not do another RAMS loan if you paid me.

    Good luck trying to get out of a RAMS loan fees!!!

    Hi Tom,

    What I would do is research the area for prices and do you your sums before putting a written offer forward tell him you have come to this figure based on current sales and the quotes that you have obtained to get a few things up to par.  In the written quote as per Steve's book (and it works) state this offer is good for 24 hours and a time limit stated.  Also pin the deposit to the offer and then wait say nothing more his turn to think, and look at the cheques that you have written :)

    This whole thing went on for way to long and your more of a patient person than I would be.  Start jumping up and down insist on seeing whoever is the decision maker armed with all documentation, if no satisaction then I would also not only go to all current affairs programs to get this story aired I would also talk to consumer affairs and any other governing body that overseas insurance companies.

    Lesson for everyone here to read the fine print on renewals.  Fingers crossed for you!

    Wylie,

    Like you we went through our real estate agent to ask vendor if we could do a few things like pull down a wall and rip out a bathroom, vendor said yes through agent. Agent said that most vendor solicitors would get vendor to say no for various reasons.

    We have now settled and sent vendor a gift for allowing us early entry to get major things done and now will only need to do minor stuff before we flick it.

    Hi Specific,

    This time of year (I am in CAnberra) not too many pools going in I was wanting to know if any others on the forum have filled in a pool and the costs associated with doing so.

    Also asked if permission is needed or engineers report required.

    Hi Wayne,

    It is not hard managing your own property and if anything your problems are minimal as you deal with problems straight away.
    What I have learnt is that it is crutial to:-

    – Screen tenants and ring referees (make sure they are not related!)
    – Do a property condtion report taking notice and photo’s of every room tenant also can make comments of anything on the report and get them to sign it and give them a copy
    – Give the tenant your banking details and they arrange the direct debit into your account
    – All forms are down loaded off the internet (slightly diff each state)
    – Check your account for rent on date due and contact them if 48 hrs late
    – Be friendly but don’t get too involved
    It is easy to do you will be fine.

    Hi,

    Depends on what your investment goals are, is this just a one of property that you and your brother will go halves in or is it a business of buying and holding?

    If you are buying other properties together will you do the same or renovating and selling?

    Need to be clear on your goals and also need to make sure you are both thinking similar way.

    If I was in your position I would have that conversation with my brother to decide the direction you will both ake and depending on the outcome of the conversation go see a savvy accountant to set this all up properly.

    Hi Adam,

    I would suggest you talk to the wonderful brokers on this forum who will be able to work out how much you are able to borrow, next you will need to talk to an accountant on the correct structure to suit the way that you will invest in the future. I have recently done this and it cost $1,200.00.

    I then purchased property under this new structure and the solicitor rang me up to say the wording on the document was not correct and needed the accountant to reword. So a switched on solicitor is also a must!

    I use allhomes when advertising I had immediate respose to the add people were offering me more money than advertised to get the property due to the shortage at the moment.

    Hi Raddles,

    I have properties in Canberra and I did have problems with the agent he just never passed anything on that needed maintenance.

    Since getting rid of him I manage my properties myself and have had no problems everyone is alot happier.

    In regards to tradies I have also never had any problems, I use the same ones over and over again and they are reliable do good work and reasonably priced. I always pay them as soon as I get the bills so everyone is happy [biggrin]

    Good answer Julie but I was more interested what people were doing to make their outside more presentable in these hard times of little water.

    Sorry if my question wasn’t more clearer, I am sure everyone is in the same boat just wanted to know of any clever ideas to attract a buyer.

    Also with this diamond I was going to put up a metre fence inside the boundary with the trendy slats of wood any ideas? If no one knows might have to ring MBA office..just thought some of the other renovators had come across a similar prob.
