    Hi Guys,

    After having enough of poor property management I’ve decided to give my property manager the boot and try to manage one of my properties myself.

    I’ve found that over the last year or so the agent hasn’t done much at all for their $$$ and all the problems seem to find their way back to me. I’m now in the situation where a tenant has done a runner leaving the place a mess and hasn’t paid their rent for 5 weeks!

    We are going to clean up the place this week and open it on Saturday. I was wondering if anyone has a “tenant application” form they could email me? What I was thinking is that whilst open, potential tenants can fill out the application form then we can go through them over the weekend.

    Also does anyone know about setting up direct debit between us and the tenant? Is this simple to set up?

    If any landlords have any other tips for self managing properties it would be good to hear from you!:)

    Hi Wayne,

    It is not hard managing your own property and if anything your problems are minimal as you deal with problems straight away.
    What I have learnt is that it is crutial to:-

    – Screen tenants and ring referees (make sure they are not related!)
    – Do a property condtion report taking notice and photo’s of every room tenant also can make comments of anything on the report and get them to sign it and give them a copy
    – Give the tenant your banking details and they arrange the direct debit into your account
    – All forms are down loaded off the internet (slightly diff each state)
    – Check your account for rent on date due and contact them if 48 hrs late
    – Be friendly but don’t get too involved
    It is easy to do you will be fine.

    Hi Wayne’

    We manage our own IP.

    However, we should have taken more photos of the kitchen laminated bench tops, funny I thought everyone uses chopping boards. I was wrong.

    You can also purchase bond and tenancy forms from newsagency. http://www.propertydivas.com.au also have some forms you can download. Regards Linda

    HI Wayne,

    I simply print all of my forms off this website. I am in Victoria so, if you are elsewhere take caution. http://www.consumer.vic.gov.au I currently manage 3 of our properties, 2 of which require little or no supervision, money is direct deposited into our accouny each week/ month. The other one is a headache and I am now placing it in the hands of a property manager. I just lose patience too easily for some of the matters that arise.     As someone who now rents privately direct with the Landlady all I can say…. WHY DIDN’T I DO THIS SOONER??

    As a tenant, I’m finding this sooooooo much better and easier. Then again I’ve been a long term tenant .. been here since 2000. Plus herself and her father are finding it easier since they can use someone they know and trust for any repairs etc not someone the Real Estate Agent uses (and get screwed on the bill).

    All I can say is.. be friendly yet still “in charge” with the tenants because if you treat me right… I will treat you and your property right… and you may end up with very long term tenants like me.
