    Thank you for the info the place is an ex govie and has drive strips that are raised on both sides.

    Will lift up the drive to the fence and relay something?..good thinking re roots headed towards the house..must check this out too[crying]

    Disagree with Crashy re White Knights paint on laminate. It is all in the preparation which didn’t take long just sanded put on undercoat on both the bench and the cupboards and I used their other product on the tiles then the top coat all looked beautiful.

    Was creative on the top coat on the benches and did a marble effect. People thought that I had retiled! Benches need to cure for about 48 hours..my benches still looks good and is as hard as nails can cut on it and it doesn’t chip..

    Thank you Wayne and LA Aussie for advice,

    I now know the agent is inexperienced [glum] as he is all over the shop when talking to me first he said that the property was being looked at mainly by investors and encouraged me to take up a tenant on a 12 month lease after doing this he tells me in the same week that it is mostly people wanting to live in property but are turned off as tenant on a lease! He even approached my tenant trying to pursuade her to move out, even though there was not an offer put forward [glum].

    I spoke to him today and he asked what I was going to do said I would talk to hubby and let him know in the am, I get home tonight already an email asking for the advertising fee which we were told would not be paid until property was sold! Just feel that we are asking correct $’s as other properties in the area are selling we are not desperate to sell.

    As I feel we got nothing out of the advertising I am ringing the owner principle letting him know what is going on ask for a more experienced Sales person and an exclusive contract for 60 days.

    Hmmm what do you hate you find out there is always another way to skin a cat…The update is today we received mail with the advertising bill attached for payment but as I have already discussed it does not get paid until the house is sold.

    What irks me is I told the agent no more expensive paper adds he is only to advertise on the internet he said no exhibition this week as no adds going in I said put exhibition times on the internet site that house is already adverties on he said too late for that I should of told him earlier [grrr]!!!

    Don’t know why I am paying him commission if I have all the ideas
    I thought he might of thought of that one himself :(

    Thank you all for your replies, the agent got a little huffy when I asked to see the advertising that I paid for and he swore that he wasn’t on commission [confused2].

    Callander that was a good point no sale no charge. I have only got a few more weeks on the Exclusive listing with this agency so I will see how the exhibition goes this weekend fingers crossed for me!

    Where to from here as I have stated I have not as yet paid for the $1230.00 advertising fee on the other hand I have seen no advertising??

    Thank you Simon for info just a little bit more and I will leave you alone [biggrin]

    – Do you collect your own rent from your tenants or use an agent?
    – Are the tenants on individual leases or one lease with everyones
    name on it. The deal being that they replace themselves when
    they leave
    – What do you do for common areas like who cleans up or do you
    get a cleaner in.

    Thank you Simon and Dr X for your info my nephew dropped over the other day and said he rents the other 3 rooms of his house at $230 per week (not to students but to other computer nerds) this amount covers rent, electricity etc. He says that of all the places that he has rented the bone of contention is electricity and other utility bills.

    Is this similar rent to what you both charage? [blink]

    Don,

    Governments are renowned for their red tape and the fact that pieces of paper just sit in someones intray for months before it makes it’s way to the top of the pile[confused2].

    Hi,

    I have a couple of IP’s there and had the places vacant for approx 4.5 months (even though changed PM) due to the amount of choice as there is.

    I was up there last week and there are for sale signs everywhere not only that, but some places have had for sale signs since I was last there in April!

    The place is going ahead but not as quick as the developers are hoping.

    What about selling weightloss programs sell the secrets of becoming slim while on your lounge doing nothing more than switching chanels of your tv [laughing] or by selling the next fountain of youth in a jar all of these ideas made someone money!

    The RSPCA has cat cages to catch the cats and if the owners are unknown you then trap them and then hand the animals in to the RSPCA. Easy

    Hi Dr X,

    I give my tenants Bunnings vouchers I have found that they usually spend it on plants to beautify my rental property which is a big plus!

    My current tenants got bored sitting around and so far my property has had a garden bed extended, solar lights, and shade cloth over a verandah def is a win win situation.

    Bristow,

    Have you talked to your accountant as they maybe able to suggest rather than getting your tax refund once per year the accountant can fill out a form and get your refund each pay that might help your financial situation.

    Are there any depreciation schedules on any of your properties?

    Or like Terry suggested see how you go after selling one.

    Hi Psychiatrist,

    Why are you wanting to pussy foot around to get their permission to increase the rent (to market value) in your house after you have been more then reasonable meeting their every whim!..They have you just were they want you. Where did they get the right to change the gate without asking you first?

    I would write a letter to give 60 days notice that the rent will increase in 60 days to match market value and you had noticed while driving past the gate has been altered you would like this returned to the original condition by …………(give a date for this to be done by).

    I liked what Steve said (in one of his books)for whim list tenants…Tenant would say I would like a new airconditioner in the bedroom and Steve would say yes that is possible are you prepared to pay $5 per week extra rent the tenant would either say yes or no…easy peasy.

    I have used White Knight tile paint with great results. I had a 70’s kitchen that had brown flowers painted on white tiles. Use the primmer recommended followed by the tile paint. Completely changed the look of the kitchen. Visitors thought that I had retiled it looked so good!
