If you choose a house with a laneway running along one of the fences be sure to plant plants that discourage anyone entering by that means ie: boganvillea (very prickly).</p>

<p>The unit I found was lots of short term rentals with several weeks gap in between.  Never any damage or late rent though, but it wwasn&#8217;t what I was after.</p>

E.g.,<br />
Loan 1 @ 20% plus closing costs i.e. stamp duty etc, secured against current property.<br />

Be aware though that if you manage it yourself and it goes to court then you have to face the tenant in court, or even harder, you will most likely be sitting in the same waiting room as the tenant. 									<content:encoded><![CDATA[<p>The date on the contract is the date that is effective for capital gains tax.  So the first contract was signed on the 20th April 2005, so as long as the next contract was signed and dated after the 20th April 2006 then you have met the 12 month criteria.</p>

<p>We&#8217;ve done a couple of reno&#8217;s and tend to work from the top down ie: roof first, this works particualy well if you are spraying iron roofs as any overspray onto gutters etc is then covered when you paint the gutters next.</p>

If the liklihood of getting a tenant are poor then she&#8217;s not going to have the cashflow she&#8217;s looking  for.  Can she ring the local PM&#8217;s and find out what the going rent and vacancy rates are like?</p>

As soon as you sign the contract you have an interest in the porperty and it&#8217;s therefore your responsibility to take out insurance.  WE also didn&#8217;t realise this until after a small incidence, ow that we know we do straight after a offer has been accepted.</p>

									<content:encoded><![CDATA[<p>Also add in a % for the &#8220;unseen&#8221; things that you find out later ie: you pull the wall off and find termites etc.  Say add 5-10% of the expected reno costs for the unexpected.</p>
<p>Also add in Utilities ie: to get the powere connected, pawer and water usage etc.  Not easy to renovate or clean up afterwards without power and water.</p>
