It’s not really MLM but with the same concept. You buy and then sell to other people you will keep on getting money untill they sell 3 product. It’s very hard to to sell so expensive stuff but yes if some one can do this then good luck!

    New Investor,

I am with not bad salary and got time to find the properties and have done extensive research on property reading books and attending seminars etc ( I just did 3 days seminar last weekend ) And I think I am ready to enter in the market with confidence. If you want to know any thing let me know I will email you back all the detials.

    Golfer,
Yes you are right I will be doing that also but if I get eauity partners I can buy more and achieve my goals sooner. I know there are lot’s of people with no time I think it will be good for them also if they invest with me ( sort of becoming silent partner) and I think there are poeple who are stuck with their negative flow properties and can’t get any more loan etc even though they have money.

I will email also. Thanks for your comments

If finding postive cash flow property is that easy then every one will buy and become rich quick. it’s hard to find and you have to creative to make them working for you. And once people get these they don’t tell you they buy them self. Untill you pay them for finding I know couple of agents who finds for you if you pay them fees. anyway be positive you will find all the deals in the market.

I think we started from telling about Biz to crashy and reached talking about MLM. [:D]

I think even if some one like to work in NM it’s not easy biz. You have to work very hard to make some thing out of it. And in the process you will be loosing lot’s of your friends who will be scared by just listening your name [:P][;)].

And in the process of making money you have to be brain washed and learn how to brain wash other people. Good luck to all NM people!

Yes I think Doolf De Roos who wrote Real Estate Riches started some sort of MLM and their company seminar start with saying they are not in MLM business but end with the same concept. they are saying their company will be bigger then Microsoft, Dell etc.

About Robert I have read his all the books and tape etc But When I went to his seminar in sydney last time you feel like he is proudy when he say lot’s of things! No doubt about his knowledge etc but he should be a bit polite! may be I am wrong!

Problem with the wraping is you can’t expect capital gain at all. And in positive cash flow property you will be having capital gain ( though in most cases not much ) which is also very important if one want to keep on buying.

    Dear Matt,

I am almost same boat as you except not having that much cash. As I am doing my research for last 4-5 month on the property with books, tapes, seminars. I found all these things we can learn from all these but we need right people to start with may be not mentor after going through all these seminars etc.

I am doing this weekend 3 days seminar and after that I think I will start the journey to freedom.

    Good luck!

If you are buying only positive cash flow property your borrowing capacity won’t be over. and according to me every one needs income in the begening to keep on geting loan and after a while once your positive cash flow is enough then one can stop working and still can borrow againts sum of postive cash flow.

    Cheers

    Hi David,

Even though I don’t have much experience in it But as I am doing lots of research for last 3 months by reading as much books as I can and going to seminars I think if you want to make and save money quickly ( for your early retirement ) you should have more investment property instead of having your home which might cost you lot’s of money and no tax benifits etc.

    Dear Rod,

Being new in property investment Can you please explain me what is LOC and how it works I have heared about it in couple of places but couldn’t understand what is it?

    Thanks

    Amit

    quote:

I’d suggest LOC, it gives you the best of both worlds.

With most LOC you have the option of only paying the interest or paying down principal if you wish.
Which can easily be redrawn if required.

Some of the straight IO loans have limitations on the amount of principal repayments that can be made per year.

The main downside with a LOC however is that you usually can’t fix the interest rate.

    Rod.
