    Hi All,

    Here is my Guess for STARS..

    Newbie = post 1-4 NO Star

    One Star = post 10 to 49

    Two Golden Stars = post 50 to 109

    Three Stars = post 110 to 499 Silver member

    Four GOLD Stars = post 500+ ( Terryw Only I guess [:)] )
    “Administrator” or “Moderator” depending on other Moderator or Admin (Including Steve) and I think they do depending on your experience in answering forum topic not depends on number of post because one can have 200+ post just by asking questions.

    Hi Sach,

    What about buying under wrap? this way they can buy their first house and another person can also get benefited I think looking at their income they can afford payment but CC and PL is a problem.

    Hi

    In a recent topic here there was some questions raised on changing trustees and whether this would trigger a CGT event. It seems the ATO may consider a new trust to have been created if fundamental changes have been made to a trust deed. If this happens then CGT and stamp duty may be payable.

    I have found an interesting article on the resettlement of trusts, at http://www.taxlawyers.com.au/Publications/New/resettlement_of_trusts.htm which states:

    “Can I appoint a new Trustee for my Family Trust?
    Changes made to the Trustee do not by themselves result in the ATO deeming a new Trust has been created. However if, in addition to a change in the Trustee, other fundamental changes to the Trust have been made that alter the nature and character of the Trust relationship between the Trustee and the beneficiaries then the ATO will deem that a new Trust has been created.”

    I thought this article may be of interest. There are also other good articles on trusts and other topics on this site.

    Dear Junior,

    I think you were not on the forum that day when this person was answering every one with one line and starting crap subject posting. only I saw him two days on forum and he given 200+ reply. admin people were also falling to manage his posts that day.

    But your thinking is correct if you were not on the forum that day.

    I didn’t realize that richmastery owns KPI even I went to their 3 day seminar this month in sydney.

    Just to clear my self you are in NZ isn’t it ?

    what’s the name for new magazine which is coming to market anyone knows?
    wealthcreator also good magazine though it’s not only for properties.

    depending what you looking for this IP is not going to be +cash flow. So if you are after negative gearing and capital growth then might me good.

    capital growth for last year was -1% for Cobar.

    Hi All,

    After getting all the reply I am thinking if some one like me starting in IP should just create a simple trust (we two friends will be buying together). I don’t think this trust will help us much from tax wise (Am I right).

    IP bought under this trust will be safe from other liability (outside the property),if in case one of us face in future.

    Because we will be trustee so sort of we won’t be protected if some thing goes wrong in IP (which are under that trust) but because we will be having all the insurance so every thing should be fine.

    To protect our self more (even from those IP problem which are under trust) we should be having a $2 company as a trust. But this thing having trust under company will blow away all our profit at least in the beginning of our investment journey.

    Please comment if my understanding is wrong.

    It’s not from realesate.com.au. It’s through some other way. let me give you an idea about the property it’s about for 125k and rent is 310 perweek. It’s not finalize but i will know 2-3 days.

    I checked on net last night and found out couple of things population is about 5k there.
    three mines one all might close in 2007,2009 and 2011.

    IP which I am looking for returning good return. do you think it’s worth or not ?

    can we buy under trust and become one of us trustee ( we are two partner ) and later in near future open some company and make that company trustee to give more protection to us?

    or what is best for two working people to buy IP together from assets protection and tax wise?
