    Driveways and front yards/gardens…

    If you cant get ’em in the house and all that jazz…

    Mate had a business turning over around $4M p.a. doing up driveways, agents would call if the house wasn’t moving or wanted to add value/appeal…

    Landscaping, even just soft…Clients of mine (Arb’ industry) will pay REDICULOUS amounts over value for a great garden or tree/s…Create a point of focus on the front door, should draw them in every time, love all the other comments!!

    Building/renovating on and off 25 yrs, landscaping etc and 20 years of photography…

    Brilliant idea!!

    I have a friend whom has a full time job now she is so successful selling Tupperware, with about 250 people working for her, she’s doin awroit!

    My sister had 3 kids below 6 and ran a Home Shopping business (walking around the mountainous streets of the Dandenong Ranges with pram and 3 kids dropping off and picking up the booklets!) an Tupperware business and Amway business, sold eggs and eldest daughter (at 5 yrs) sold lemons! (All runs in our family really) She wad about a dozen people working for her in the end…Her dreams come true now; http://www.weekaway.com.au (Keep an eye out for my gorgeous nieces! Don’t know about that fairway though?)

    Another doozy from Dazz, does da man ever rest!!!

    Kodak were pretty happy to shed 600 off their disposable liabilities (people not film cameras!) in a cut and run buffered by the “fact” the industry is diving in an attempt to make up ground against digital dreaming…

    $57M is a pretty good reason to rack off 600 priceless employees; that’s what their site in Melbourne was/is worth and its more than 10 k’s out… (BUGGER! Have I just let my deal of the century out of the bag AND wiped the floor with our resident analyst/nemesis!!)

    Dazz, dear, if we’re headed down that road mate (and we “bloody well are”, the yanks waited 15 years for their mate to come in and break the office term record!), shouldn’t we all be heading out and buying corner blocks, I mean, I’m looking at how many MceeDee’s there are in NYC and I see moolah on EVERY CORNER, DUDE!!

    Oh yeh and that biggest of big Soulless Corporations, the mighty Ford Mtr. Co. (why oh why do “we” quote Henry, surely relating his actions or lack of them to any business move is as good as giving the kiss of death!?) perpetually hints of exiting its 1% (to global) exercise in cash cowing by pulling out of Geelong, “Home of the Falcon Ute”, would that see a boom or bust for that tidy little town? A huge release of property or a dive in the economy?

    Jaffasoft, you’re an inspiration to me and one of the main reasons I am driven to post on this site. Your idea to do a running commentary on this course is brilliant and you should get extra credit for this IMHO!

    I did my Fitting and Turning apprenticeship and my Advanced Dip in Eng and went on to do Vibration Analysis and Machine Condition Monitoring then got sent off by the company to a Degree in Communications, they hoped I would become an industrial psychologist for them (seeing as I had spent most of my time there counseling theirs!) or an OH&S expert…

    Jaffasoft, your web site, your initiative and all you strive for will pay huge dividends in the medium and long term, just stick at it through the short term bro! I failed all the way through school, I was a miserable and ungrateful failure at school (only passing one year, no, not year 7) and it blew everyone away when I went on to achieve what I did.

    I ended up being voted in as leading hand to 6 tradesmen in the forth year of my apprenticeship and also held the title of Vibration Analyst in my factory for one of the biggest Corporation’s in the world.

    Eagerly awaiting your next installment, oh, and by the way, when are you gonna start giving the guys on my thread some clues to that property? PM or email me before you do dude, I’m sure they’re busting at the seams!

    More moving gratuity from the mirth of philanthropists, you all amaze and inspire me, *we’re drawing fishes in the sand!

    Oh, and I Hope someone recommends this idea as a second income stream; sub letting individual rooms in your unit/apartment.

    Oh, and if the parents your living with (humility is a very rewarding path, pride will drag you to the gutter) are relatively close to your apartment, offer full board to the prospective tenants whom do pay around $300 per week for one full board room.

    Please consider…Universities charge around the same…

    *(The early “Christians”, heavily “persecuted” by the “authorities” of their time, would draw a curve in the sand with a toe if they saw someone coming towards them, if the other person came up and drew another curve, therefore creating the shape of a fish, they were friend not foe…)

    I’m a child in a grown ups body, put $10K (within a credit card) in front of me and I’ll take it and as society bombards me from birth to consume, I shall consume it…

    Does this make me evil?

    This makes me human and very much so!

    Humans today are being raised by the media in all its forms.

    The vast majority of us are not reading hard cover, picture-less books for entertainment anymore…

    THIS IS A DIFFERENT WORLD, NOW!

    A world where we can’t afford to BE and a world where we “seemingly” can’t afford NOT to BE!

    “Image” is the making and breaking of us and if we turn our backs on it we are “freaks”, “nerds”, “weirdo’s” or worse still, “LOSER’S”!

    From the computer kid with his latest add-on or game, to the uber babe with her latest “add-on” or “game”, gone are the days of building cubby houses and sewing our own dresses…

    When will we learn to educate ourselves against the peril of mass consumerism and in turn teach the future generations how to live with the intimate knowledge that money cant create happiness; the knowledge that simple living creates happiness by keeping us excited about things that aren’t bought or sold…

    Steve offers us a FREE virtual kick-start; well, that excites me and that excitement makes me happy and I for one am very grateful for Steve and his team and their generosity and hope to emulate this generosity in my simple life…

    I have also received Simon Macks (Mortgage Hunter) article and it simply blew me away! God bless guys like Simon who care enough to go out on a limb and attempt to educate those of us whom are trapped in the consumer wheel. Simon, your care and consideration will change lives for the better, please keep writing!

    And as more houses sell in areas like yours (Bris) so will the price’s rise as the people move out…

    I am impressed with how the commission houses and apartments have been set up in and around Brisbane…

    I look forward to them becoming available to buy…

    seems you have answered all your own questions bar the last 4?

    I am no expert, BUT, I like what your proposing! Compared to what some consider these properties are out there BUT you need to WORK to find them, then WORK HARDER to get them off the ground!

    (1) Have you had any quotes? $100K to develop the Church sounds very cheap? All your figures seem out a bit or were you rounding down/up?

    (2) People as a general rule tend to speak/write words that they don’t realize the full impact of… In this sentence you have asked we/us the reading public to tell you its not a “goer”…I am guilty of doing this also as I have a fear of failure/success…Even just the fact that you have attempted to navigate this project says you are a very capable person and more than able to see it through to successful completion, please don’t let anyone tell you otherwise…

    (3) Be wary of emotions and speculating unrealistic occupancy rates, referring to question (1) I feel this may be partly where/why your figures are out?

    (4) I would be trying to find a partner (silent or JV) so as to have the expertise of someone whom has been there before. Long settlement or part Vendor finance might be an option.

    (Where are the big guns? Or is this guy competing with them? LOL)

    Hope this helps and that I am not stating the obvious or insulting/offending anyone?

    I tend to post for all and sundry as I get heaps from the site and try to put back where I can…

    I know a lot of newbies and investors are out there reading these posts and gain heaps from even the smallest contribution and I for one try and keep a posative note therefore allowing others to feel and believe their posts will be acknowledged if and when they gain the confidence to contribute…

    Hey Shellby, have you read any of Steve McKnights books? He has some great suggestions for tenant management and problem tenants and it might be worth heading up the path of preventative maintenance with these tenants if they’re pointing out problems so early on in the lease…

    Perhaps they need to be asked whats really getting at them and be given the opportunitty to write down a list of all their issues with the house THEN you could offer to remedy one prob at a time under the agreement the rent would be raised after each issue is remedied, say, $2 or so a week with each problem, doing one each quarter, that way you get to raise the rent at a reasonable rate and the tenant feels like all their christmas’s have come at once with a wish list of soutions to their complaints…Also encouraging them to be long term leasee’s…

    Hope I’m not asking/stating the bleeding obvious?

    Hey all!

    Just a quicky!

    Was 19 yrs old tearing along on my ZZR Kawasaki, pulled into a street, no doubt at the speed limit, hot summers day, a voice said “close your visor”, my hand instinctively reach for my face and slipped it shut as my concious kicked in questioning the action, 2 seconds or about 150 meters later I blasted through a swarm of bees! I would be dead today if I hadnt closed that visor…

    Hey there bkawz!!

    Dont let anyone knock ya dude!! The U.S. Army went into Vietnam and made them the best damn poker players in the world, there is always an upside to every story, yet, I know teachers in Melbourne, where the population is high in Vietnamese migrant children and my friends are dismayed at how the kids all sit around every play time playing cards…

    Write down some goals, read a book or two, Steve McKnights “$1M IN PROPERTY IN ONE YEAR” changed my life for the better, give it a try!

    All the goals I have achieved were written down and stuck up all over the place and realised well before the intended date…

    Obviously you are savvy in some respect, put that to use and go for it!!

    Hey Shellby!

    Great question! I’m no expert but have been renting and renting out and sub-letting AND share housing for 17 years, so, from a perspective of tenants rights as per the Federal Act, clean running water is a standard living requirement, like say, a roof that doesnt leek or windows that will open and close AND from my interpretation, if the water pressure got low enough OR the “discharge” bad enough, the tenant could withhold rent AND employ a proffesional to remedy the problem at your expense without your permission or knowledge IF they have requested the repair and nothing has been done within a reasonable time…Comes under “normal wear and tear”, therefore out of your “maintenance budget” that you’ve been stockpiling over the rental years…

    Consider this Shellby, you get up in the morning, go to the sink, half asleep, for your first coffee, before trudging off to the factory to do your 12 hour shift making double stromulator valves, turn on the tap with kettle placed under it, forgetting about the discharge you stand their for 5 minutes (not 5 secs as it should take) waitting ever so patiently for the kettle to fill wondering where your going to find the extra $260 a year ($5 x 52) rental hike the landlord/lady is demanding for fixing the taps that should be working properly anyway… Driving off to work you nearly vomit at the first sip of your coffee… Would you be happy to accept a rental hike?

    We are encouraged to “value add” at all corners of our investing strategy and I reckon it would be great to make the tenants pay BUT I doubt it would constitute a “win-win” scenario, do you?

    No expert, hope I havent insulted anyone in over simplifying this?

    Perhaps doing something else AS WELL AS the plumbing could help you realise a rental hike and therefore absorb SOME of the cost, hows the state of the carpet, or the condition of the heating, or the color of the walls? Could the plumber do a few things whist there at a reduced rate? How olds the house, is the hot water service due to expire, HEAPS cheaper to replace it as a preventative measure than to scream for a plumber when its on the blink? A new stove perhaps (is the stove gas or elec?)?
