    Your asking a potential 42000 people their opinions and none of them will have the same dreams as you…

    Its about what you want at the end of the day…

    Have you spoken to the vendor and asked them?

    I picked up a $15M development property, prime realestate on Mt Dandenong on vedor finance for $415K the vendor came to me and asked me if I wanted it…He was doubling his money and i was on the top of his list…They had no kids, it was all pure math to him…(And at 1% below CBA rates on a resi loan)

    You never know if you never GIVE IT A GO!

    p.s. About to do the same on another at $2M vedor buy in offering half and the plans to bank to turn around 6-12 months for a CG of $5M-$20M depends on a few factors and how to structure the other props on the lists…Another vendor finance on 16,000 aces of prime tourist potential +CF with strong CG mate the list goes on forever work out your exit strategy and go to the vendor and then the bank with that…(All at 6%, negotiate that boys)

    A moderator moderates the site in other words if I stuck a string of swear words in here and replied to you in a derogatory fashion he may stop laughing enough to delete my “post” as he is given the authority to do this. Recently I happened to be online insite and MortgageHunter aka Simon Macks had not yet got to a thread posted by someone giving a link to some company in the USA offering cheap mortgages, another time someone had posted a thread pertaining to help a guy out by donating a dollar and these threads or posts are really seen to be “spam” or a waiste of peoples time…

    A “sticky” is a “thread” “topic” that is listed permanently at the top within a “forum” e.g. Go into “Forums” then “All forums” scroll down to “Community” go into “Heads up” and there you will find “Sticky’s”, there’s actually a few in there started by some bloke called Steve McKnight…

    summer2006 just reading over your thread and your concern seems to be common law and a defacto claiming rights over property after seperation…

    I believe you need to get legal advice from an expert in this field as it seems to me it is not that you can show he was paying rent over your property but you need to be able to prove that you were not in fact living there as then it might be assumed you simply had an arangement based on taxes or finance etc and in reality you ARE defacto and he is living in your house all HE needs to show is you have been dating for 6 months…

    Let me know if I am way off the track I would like to know…Common law is a very interesting area…

    Hello tamtam…

    These “units” have been questioned here recently…

    I did a considerable amount of due diligence last year on these units Tam and there are tons of these units in Queensland; entire areas of Brisbane suburbs are consumed by these units AND the catch cry they use to hook people in is what sets off my alarm bells; “government subsidized rent”…

    The population is aging, yes, however savings are not, in fact we have become for the first time In 50,000 years in this country a nation of over spenders, therefore the Government needs to compensate from two angles. The government will phase out that guaranteed rent over the next ten years, that means your capacity to maintain the rental yield will be mechanically forced down and interest rates will rise up so more than likely you wont have a +CF-IP well before the ten years is up…

    Over and above that, when the property becomes vacant it will not be as readily tenantable because your target demographic is limited to who you are allowed to rent to therefore the rental requirements are very restrictive…You can’t redevelop, can’t extend and can’t re-furbish. The “cant do’s” far out weigh the “can do’s” and the CG really won’t go anywhere…Basically its an expensive caravan park…

    Yes we do have an aging population but that population is becoming and headed to become a very under superannuated population of retirees who will be looking for very cheap accommodation…

    tamtam if your paying $190 a week today what would you expect to be paying in ten years time and if your wage was cut in half or abolished what do you think you could afford?

    Lets hope bennyM gets that thesis out soon…

    Hey Guys, I would just like to add a little note.

    I attended the Brisbane Master Class on the 26th where Steve felt lead during a sit down question time with Dave and his accountant at the end to reveal that he donates all monies from seminars and books and other “products” to a charitable organisation and ONLY makes money from property…

    Good to see your networking on all levels including getting your writing edited, hope the guy/girl who edited didnt sting you too much!?

    I am impressed with your abiloty to see a posative in all things even though some would clearly have seen a negative; you and I are both aware of how negative people can be, I hope your enthusiasm and posativity is rubbing off on all who read this post, who knows we might get some newbies to post on here?!!

    Yes we can all find the deals in stocks and all pull out at the peak of the market and all stand around scratching our heads as to why the dip is so severe and possibly catastrophic…As with any big profit margin there is always a kick back somewhere…Come check out just some of the deals we have got going and realise the micro climates that negate all the doom and gloom…

    We’re investors not consumers, lets leave the emotions in bed where they belong…

    Go hard newbies!!!! Anyone telling you otherwise is living in a fear bubble, post your success’s and pop it for ’em!

    Also ask Council about “VPO”‘s, “Heritage” listings and “Covenants” as all will significantly restrict what you can and can’t do…

    Great help thanks mate, just yesterday was doing a search on similar projects and memory jolted to call a client in Melbourne who have a company maintaining data bases for pilot exploration companies all over the world and more exstensively in Australia some great info from them should be interesting used to get invited round for bbq’s and lunches…
