    You know if your coping flak or seeing that type of negativity your heading up stream and doing something outside the square or unusual and therefore invareably GOOD or WORTHY or creating FREEDOM from the things that BIND people to the YOKE of society…

    I have offers in on whole blocks of town houses in Darra, Wooloowin, Toowong, West End and Toowoomba.

    The stated price here sounds Low end though the market is flat to dropping particularly in that price range and across the S.E. of Qld, I am sitting and playing hard ball and would expect the same of other astute buyers… With the downsides you have suggested of your place will you be getting emotive action from potential buyers? Will rugs and hire furniture raise the WOW factor? Your area shows strong standard unit dwelling price ranges consistently pushing the $700K envelopes…

    I personally could get the interior painted for $500 and would. Rugs and funky lounges and bed spreads and big wall hangings also equates to a total of $1000 spent to attempt to push offers over your asking price WOW!… BUT the market does seem “just” flat and somewhat over speculated…The tenants? How do they respond to the invasion? Can they be encouraged to soft sell? How are your relationships (not personal but professional, local neighbours, Agent and tenant?) It’s nice and close to the Sleeman Complex also… Have you focused your sites on your target market through a thorough exit strategy? Picture the face/s of your buyers, you are in a great price range and great position…The GTW MTW a stones throw and the Old CLVND also…There are some gems in the area though and this is where your competition lies e.g. 12 GREENDALE WAY CARINDALE…Mind you even “funky” old high sets are commanding $350K+? Obviously 43 Scrub Rd you’re nearest competition and not on a major arterial or across from busy shopping centre…What do you have over and above these properties? I’d say heaps! Especially with fuel prices rocketing, need I say more? Bus anyone?

    The local (Carindale) market peaked short term in May and Nov ’05 and is on a downward trend and at a 5 year low as was expected (peaked ‘01 and ‘03), the speculation from agents has been rife and with this we usually see a downturn as agents are lining up (and jumping over each other) to offer places so things are tight on the sales side… Median price is up and rising in this area as are the upper percentile pushing into the $1M+…Seems to be a buyers market in Carindale and the S.E. of Qld at the moment though I am talking investing not emotion based home buying…

    I could go on about student accommodation and or vendor finance…

    It’s a great area with lovely homes and close to the city and amenities, prices are pushing out that way though the run seems to have ended, hopefully someone else will debate all this and we can all benefit…

    I am not an expert or a professional just considerate and kind, a rare breed I am told…

    I won’t wish you luck, you need strategies and patience, and some might say solutions, GO WELL!![biggrin]

    Michael its a big world of property investing out there and reading both of Steve McKnights book’s is a great start…When I read the second book (first) this cemented for me some home truths I had felt for many years…

    I usually ask the question “where do you want to go” or “where do you want to be” in say the mid and long term? 10/20-30+ years…Once you work out where you want to be you can work back from there and create some goals to help get you there and this might influence your father if he were to whitness your planning strategies…

    The market has changed since Steve’s books were written though there are still +CF properties out there to be found… Have an open mind to all the posabilities from comercial through to residential as some say a peak in the commercial market is due in the next few years so now might be seen to be a good time to buy commercial…

    The tax implications are complex and far reaching when it comes to PPOR against RP’s…
    All is subject to your particular circumstance. Though it seems you are on the right track when it comes to thinking outside the square in looking to purchase multiples of property from the sale of one, some will say to hang on to this property and loan against it, once again, what is your mid to long term goal for this property ,CG, etc?

    Keep in mind that this site is open to anyone and you potentially could get 42,000 opinions and they are just that, opinions, please don’t ever take opinion as fact or substitute it for proffesional advice…

    Perhaps you could undertake to assemble a “dry run” portfolio to present to your Father enabling him to appreciate the true concern you have and how you all can benefit from the excellent undertaking you have set for yourself in becomming the familes property investor…

    Trust structures are critical in an ongoing investment portfolio particularly one relating to property… The depth and breadth of information available in property investing is almost limitless, start with something simple and work your way around to whatever will fulfil your dreams and desires…

    I am sure you will recieve many responses relating to crunching the figures you have given, thats great for you and great for your Dad however if a clear plan of where you are aiming for is not in place, then potentially number crunching is pointless…

    Hope this is of some assistance though obviously your situation is dependant on many factors not submitted with your post which will all create a more concise idea of how to tackle the questions you put forward…

    Guy gets on a plane and finds himself seated next to a cute blonde.

    Jaffasoft, I wonder if this information you have will affect the prospects of the latest R.E.S.U.L.T.S Mentoring Program.

    Thank the Lord we are able to offer an alternative “S.O.L.U.T.I.O.N.S Mentoring Groups!” for those left a little dismayed at the huge wheel churning here…

    Mate call six people in that town and find out. But remeber everyone is trying to “soft sell” their own town…[inlove](Hot gossip is always a keen way to find out whats going on)

    Believe it or not I just ask a realestate agent, I tell them I have $1B to invest and where do they want it then i go about sourcing the $1B whilst quietly buying up the hovels…[strum]

    Google the town, go camp in the town for a couple of nights or weeks in the area (camp in tents not “camp” as in a dress or pink shirt)…[guilty]

    Start a business in that town or 4 or encourage others to do the same…[cap]

    Re-locate a few hundred homeless or poor or any other disafected or downtroden into the town and watch the publicity go through your roof and it will get so much media exposure everyone will want “in” to your town…[buz2]

    Start some crazy wacky rumor about the town that some guy is running around sourcing $1B in investments for the town…[lmao]

    Mate its all been done before and very succesfully…[sleepyanim]

    How do you think the world was discovered if blokes/chics couldn’t make wild and crazy projections about the future prospects of relatively unknown lands…[medieval]

    I mean take that other thread for example, I’m surprised Steve hasn’t asked me for shares in it? [tongue]

    They all start off like us and end up where their dreams take them, set your goals and your entry exit strategies, write down your dreams, make the calls, dont be looking down on that bum in the ex melbourne yellow taxi who just cut you off, he aint no loser he’s your next $M deal… (its me actually…) [wacko]

    And if you are incredibly astute you will devise a way to see intrest being generated in an area or approach Govt or Council or Business and propose ideas to them thats how this country was built and how it will continue to be built and if you dont get out there and do it someone else will…

    I know you didnt ask for career advice mate but I have a mate who’s a tiler in your neck of the woods, old school, goes hard, old time hard man, you’ll know what sort of money he’s on…

    Me, I’ll always do something with trees and a chainsaw HA! They would all flip at the dollar we get wouldnt they mate…

    $250K Sounds like a yacht to me, Gross and me are toying with me skippering his, maybe we could get another 20′ with your $250K jump on board we tile and tree work around the coast while Gross cuts the prop deals with the sat nav off the laptop, sounds like a plan man…

    Mkc i would love to give you a hand i have a great relationship with a ton of the B+B’s around Vic and consulted to heaps of property developers and the like, the list goes on and on…

    Best mate and his wife are proffesionals in 5 star accomodation management and marketing…

    Besides the fact i have lived in about 100 houses all over Aus and OS…

    Drop a line if you would like to shoot around some ideas, we could get a thread going on it mate?
