    Brizza, a bank or broker or financial advisor can answer these Q’s (and be more than happy to I am sure) and without more detail it is hard to answer i.e. does friends, friend have debt, job security (does anyone), credit cards, a credit rating?

    Great age to start! I would be encouraging this person to read Steve McKnights books and jump in BUT leave the emotions out of any equations or deals or realm of any financial areas…

    Please let me know, I need these results to help convince my friends friends to get into property investing!!

    Hi there beemer!

    How do you rent the house out after the four years is up?

    How do you go about selling it in the future? (Your exit strategy is just as important as your entry strategy, just as getting into debt is as important as getting out?)

    Have you read Steves books, they’re brilliant.

    Is the property “too” exclusive to be marketable in the future?

    Whats the median price range, is the property under or over valued? (Forget the rental potential and look at the CG potential just for an exercise.)

    The list goes on and on, read through the posts in here there is a stack of detail relating to all you have asked about…

    The lure of big money or “un-believable” rental returns on a higher end property (dependant on your income bracket as to if you see this as high end) can provoke a strong emotional response, emotions and investing dont mix, do your due diligence over the long term of the loan, look outside the square, could the potential “renters” do with an investment property themselves? You could wrap it to them and leverage their money and their time and lose the worry of finding tenants for the next 30 years though this then gives you the work in establishing the vendor finance and servicing the needs of such an agreement.

    Sounds like a great deal but not a great market to fill rental vacancies in that spectrum of property price…

    Could you offer to long term lease it to a country at a slight reduction to entice more security in rental yield?

    Flip the deal and make some quick bucks?

    There are quite a few people on this site whom deal in higher end properties who could add to this, theres been some great posts on Singapore…

    Sorry i cant be more technical or helpful i am no expert though keen to see you succeed and learn from your experience…

    WOW!

    Iodine taken with another vit (escapes me now, prob vit D) has been scientifically proven to alter human DNA (no ref sorry will re-post if i find) thus assisting in removing potential diseases handed down genetically.

    I have just moved from a share house where one of my house mates was doing his Phd on Human Movement, Anti Aging through Resistance Trainning, his studies were done on over 65 year olds and the study so successful they have kept the gym he set up and now run it as a gym for over 65’s, subsequently I have read heaps of articles on resistance trainning and anti aging and it is very interesting what can be achieved…

    A response to “property property”.

    Every state has its quirks, Steve discourages speculative guesticulating for obvious reasons though it, as I see it, is paramount in finding those elusive ++CF properties…(Certainly once you’ve found them put the speculation to bed for the due diligence and number crunch criticals)

    Look for where big business and corporations are spending $$ or moving their ops, especially in an industrialised state such as Vic, this movement will determine where people will want to live i.e. close to their work and within the demographic populace Steve encourages us to search in, the middle or avg market where plenty of renters are…

    The old pentridge prison (Coburg) is all dolled up and fancified with nice overpriced 1,2,3,4, bed apartments and “designer” houses, the areas around the prison are still ocupied by the families of the old prisoners (obviously) and these areas have GEMS waiting to be licked or polished and the rewards reaped, yes, you will be buying in what is probably some of the roughest areas in Aus and the neighbours possibly wont speak good english but who cares, leave the emotions in the bedroom where theyre worth their weight in gold not out here where theyre a bloody big hole in your “property-ocean racing yaght”, remember some of these people have bought these houses straight from the government ten to twenty years ago for PEANUTS and have no idea what they are worth or how to get the most out of the deal or just want to capitalise on any deal to fund lifestyle…They possibly havent even paid off the miniscule government loan that helped them buy the joint in the first place and need the tiny amount you consider your offering as payout for the loan as the loan is hindering how much they are getting from the govt fortnightly anyway…(You could consider refinancing them with vendor finance acting as a bank yourself, Aussie Home Loans figure head lives just round the corner from their himself!)

    Bracksy has given some unique injections around the state, one of which being in and around the Latrobe valley being for the referbishment of the electicity production thingo’s (sorry heads not werkinLOL) $104M in this re-furbishment SO, I would look around there for starters.

    Secondly there are alot of big inner suburb multi storey houses which can be bought and sub-letted for ++CF.

    Thirdly, the Vic property market is fairly advanced, like Sydney BUT different in that there are alot of big blocks, you may be too late to grab these BUT the developers whom have (from Montrose to Mornington, Sunbury to South Geelong!) are redeveloping and looking to sell-sell-sell and love to hear from people like yourself early on in their developmental stage, drive around, check it out, look for developments or recently sold big blocks and see whats going on with them, dont fall into the trap of thinking you need to find a yummy place in Hawthorn or Doncaster (or certain UP areas of Frankston and the like) invariably ++CF wont be found there BECAUSE the wealthy will be snapping the new developments up at an overinflated price so they can buy $500 door handles to impress their nieghbours friends and family (I have dealt with all these types, love em as they are happy to pay top$$ for my services!)

    Hey!

    I have a mate who infuriated me by scanning self help and the like books to make copies UNTIL he informed me that he does it to then forward to The Society for the Blind which makes it legal to do this though only if you are giving it to The Society for the Blind… They have a library and i am sure would have a lot of these books on audio as they do transcribe them to audio…

    Dont know the links though.

    Hi Guys!

    Get a relationship going with someone whom has access to the sites that log that info… Like I have done and I get that info free of charge…

    Land title searches dont show the true name if it is held in trust but a business or trust search would reveal the names behind the trust…(ATO)

    You can never do too much due diligence!

    I have access to these sites and ALWAYS assess the price history, knowledge is power, also helps realise just how ahem, “honest” agents are… I have never had an agent tell me the true last sales price and they know it for sure…

    I figure you can find the median movement, the direct area avg and then work out what the rise should be based on last sales price and then not only make a calculated offer but a good, reasonable and fair offer and work up from there…

    If its not so important why do agents inflate the amount of last sales price?

    Oh and I’m talking about making offers prior to auction where there is no asking price or set/known reserve…

    Makes the “games” with the agent HEAPS easier miz thinks, anyone care to correct me, i am no expert, EVER!

    Hi there Captain!

    I am in the same boat as you, (working part time and finding it very easy to find undervalued property) so would be very interested in any responses you recieve to this posting. My mind is now ticking over furiously on this topic yet again, just as it has in the past with property and business deals/ideas, it comes down to trust, doesn’t it? And to a greater degree mitigating risk through contract/s and or written agreements/understanding, “communication”…

    (I have a friend in Ireland who owns property there and in Europe, [North] there are some amazing markets out there and the Irish seem to be very savvy investors! Ross, my Irish friend, is in his early twenties!)

    Hi there Delboy,

    I am no expert but someone I look up to has made me see that if you dont ask for something you wont get it and that life is about relationships… If you really want to do something then just ask either the right person or enough people and you will get the answer you are looking for vis-a-vis building your project…

    I am sure you will find a builder who would be willing to at least point you in the right direction especially considering you have already built before? I work in a related industry and have always found builders to be very helpful in this regard, I know of many instances where average Joe’s have been allowed to build, run wire, pipe etc and have had the builder, electrician, plumber come in and do the liscence requirements…

    As I said i am no expert so only asking a builder will find the answer you are looking for…

    I would assume your funds are limited? this being why you want to do the building? Steve seems to be encouraging project management in the development market indirectly pointing out on this web site that $35k and more can be made from a developed property with only around 20 hours (TOTAL!) of “project management” though this all depends on how much $$$ you can access to do the development (see “Online Shop”, “Development Workshop HOT!”)…

    Who knows, you could end up employing an out of work or disillusioned 3rd or 4th year building apprentice and starting your own building company, I’ve heard of it happening! (In some trades you dont actually need to be qualified to employ the apprentices, trade schools have come a long way, )

    G’day Adam!

    I attended the Master Class yesterday after having read “$1M IN PROPERTY IN ONE YEAR” back in Melbourne in June 2005.

    I must say at this point that i am a fierce sceptic of “conferences/seminars” like this, also of this type of book and material in general.

    I have been burnt in business and property deals but always held my head up.

    Reading Steve’s book last year believe it or not, changed my life though I was still sceptical of the “seminar” which I had booked into…

    I was still considering not going at 2 am sunday morning and honestly sat towards the rear of the room with a very subjective mind…

    Steve and David would be the most genuine, honest and affably aproachable millionaires i have ever met. It was immediately obvious to me that niether of these reletively young men have a background in either public speaking or shmoozing, seeming to be almost shy and certainly nervous in a way that can only reveal true intent…This for them being simply to assist others to achieve what they have in the property market, no shmalminess or pretention on any level…

    I went with the aim of gaining motovation both on a personal and proffesional level. 10 hours in that aircon room is not my idea of fun, I climb big trees with big chainsaws for a living and litterally hate being indoors and was a bloody failure at school for that reason, yesterday I was made to feel welcome, accepted and comfortable and was impressed with the diversity of the populace within the room, not only leaving with the desired motivation but also with the keys to why my life has gone round in circles…

    Yesterday was certainly not a high powered big bang stylised motivation hype event, it was difficult for people to keep up with the level of information being given though the work book was thick and detailed with plenty of room to note take…

    I am still today at 6 pm in recoil mode from yesterday, I own two copies of each of Steves books and have studied them religiously which i believe put me in good stead for absorbing all the info spoken about yesterday, I wish I had been able to take my girlfriend as i am sure it would have inspired her to read Steves books and reconsider the purchase of her “pretty commision flat” (Tenneriffe) as Steve might put it…

    If you have a goal you want to achieve in attending the Master Class then I believe you will more than achieve this.

    If your into being spoon fed and pampered dont go…If you want to be confronted and possibly motivated into immediate action get yourself down to the next Master Class as these are the last of their kind! (Yesterday was filmed for this very reason and will be on sale at around $600 a pop!)

    All proceeds from Steves books and all the back end tools and software, as I am to understand from Steves moving revelation yesterday, apparently have gone into a charitable foundation Steve and Dave set up which now has a bank balance of around $700,000!! This information was enough for me to be convinced my money was well spent!

    Adam, if you would like to discuss yesterday further i am more than happy to email, messenger, chat on the phone or catch up, Steve and Dave inspire my naturally generous spirit as I am sure they do with most people they meet…

    I am also interested in your vendor finance solutions.
