    Town planner fee  for site analysis

    Draft design

    surveyor fee

    storm water engineer

    landscaping

    structure engineer

    may be i didn't go for cheapest guy in town. but i am happy t with his work so far.

    Good on you for saving big deposit!

    I am 29 years old too and aware of how hard it is to save large sum of money.

    it is shouldn't be so much about how many properties you can buy, it should be how many quality Investment property you can buy and your strategy in the game.

    Since last December, we bought 4 properties (all development sites) and building 1 duplex in western Sydney.

    I think investing in property (especially, in stage of aggressive buying spree) is like going to war, you need to have good team on board to make it thru.

    you will need

    champion Mortgage broker (Jamie already replied to your, post, and we have some really gem broker on forum too)
    clear strategy (buy n hold, Buy and develop, land banking, reno or combinations)
    appropriate Legal Structure
    ability to find "RIGHT" properties along the way.

    I have been to AYR few times, and know few ppl who has business there..

    not my choice of town to invest, as it has plenty land around and not much growth indicators!

    What is your strategy??

    Jason,

    You need to consult Architect /draft person to determine exact FSR.

    There are couple of things that excluded from FSR calculation Parking, Storage area. (i could be wrong)

    never used this guys, but being across the road from council indicates me that they will be dealing with Sutherland council regularly. give them a call.

    Btw, What are you trying to build? How big is site?

    As wiko1 mentioned, you are talking about complex (but very good structure setup). I wish i could have done this before is started the property investment journey.

    RPI on this forum can help you with information! he knows this stuff inside out!

    It will save you heaps of time and money if you can have local town planner/architect on board.

    If you are going down this path, it will be good idea to get top accountant and gem of broker on your side.

    Shahin has already replied to your post and knows in and out of development as well. may be worth while to speak to him!!!!!!

    He has done wonders for me (in terms of finance and helping me out with development projects as well)

    From memory, there was an article about young lady doing a small scale development in Morrisett, NSW.. may be worthwhile to read that too.

    Hi Jay,

    You did write

    i think that is what seller's counter offer is…..

    just do your numbers, look at other comparable properties in a market and present your best offer.

    if they don't accept it, move on to other comparable property. I am sure that is not the last property on the market.

    Also, how did you find out about vendor's divorce?

    Just out of curiosity, can you give more details about property??

    I havnet used him before but spoke to him when i was in redbank plains last week.

    he quoted me $50 to clean filters and do regular service.

    $300k for build??

    does it inc Site and other cost, it can add up to around $100K

    To determine actual cost, you will need to get Land Contour Survey and Soil test done.

    Any visual inspection and cost estimated based on it worth no value at all. it can backfire on you if council has strict rule about storm water and retaining walls.

    Above survey will cost you around $1000-$1500 but it will be money well worth spent, and if you go ahead with purchase you will need them for DA and other construction related documents.
