    Hi All
    I have read the sites, looked up hybrid and discrtionary trusts and totally confused as to which is the right thing to do, may I just ask do all property investors have trusts or companies to protect their assets or are there investors out there that just purchase properties in their own names then claim the properties on their own taxes?
    I know you cannot advise me which road to follow, but I would just like to have a rough idea of the what the majority of investors do, trust or not to trust that is the question?

    Interest free homne loan is a very hot topic on the forum, you need to have a look in the finance section of the forum. The discussions are about Derivex who is the company offering the interest free home loans. Simon Mack posted an answer to your question he is an agent for the interest free home loan and I am sure he would be able to help with any questions

    I am new to the investing scene also, but what I have read in Steve’s books and in some others is that positive cash flow properties are not found they are created.
    I believe from what I have read that you could buy a property that doesn’t meet all the criteria but with a little effort such as a fresh coat of paint or change to some of the fixtures you may be able to charge more rent and therefore making the property more cash flow positive.

    Thanks everyone for your advise, I have read my contract again and then contacted my lender,yes there is a penalty if I pay off the loan early, about $15000, but hey if interest free loans are the way to go and I am able to refinance what is $15000 when you are saving over $300000 on a 30 years loan.
    Need to find out more about these interest free loans though, I am still confused as how this company can offer this deal. I will definately need to talk to Simon.

    I do have lots more to learn.

    The prices in the area have doubled in the past 10 years not much I suppose, but still a small CG.

    I would have the property thoroughly assessed before making an offer just to make sure that all is well with the property and that there are no hidden problems which could end up costing a mint.

    The kitchen was recently renovated but that is all the renovations that have been done.

    I am about to meet with an accountant and hopefully he will be able to provide me with more advice.

    I live in a town with only 2500 population the town is over 100 years old and close to the old mines, there is no industry in our town and limited industry in the next town, the closest largest town is over 1 hour away.
    Our town is a popular area and the rental properties have good returns and if I could find a cf+ in my town I would buy it so in my opinion small towns have there assets too.

    The plan is not to sell but build another rental home on the block, this is the reason why I want to release the title so I can obtain another loan.

    The best I am currently completing a real estate agents course in Victoria for my own interest and in the documentation they state that minot disputes are settled by Consumer affairs victoria and they will alert the agent of the problem and how it can be recified, and they will continue to monitor the agents practices. The other authority to contact is VCAT (Victorian civil and adminsitrative tribunal. It seems as though your agent has breached the Estate Agents Reglations 1997 Regulation number 17.

    Hi there Jumbo 123
    I looked at Valley kit homes to build one on my land when I investigated I foudn that the price did not include the flooring or the stumps, so make sure that when you get a quote it includes these bits. My sister built a kit home on her land, it was not a valley kit home, but once again did not include the stumps. Hope this helps

    Hi Steve
    Just thought that I would add to your comment on the CBA, the westpac is also cutting down on the number of points earned for every dollar as from 1st July you will only earn 1 point for every 2 dollars spent, and they are going to increase the annual charge for having the credit card.
    So less points at more cost, time to look elsewhere.

    Hi Steve,
    I have signed the contracts, but the deal with the credit union was to construct 2 homes one on the first block that we bought and the other home on the block we have just purchased.
    The plan was to start building on the most recent purchased block as the rental demand is much higher in this area whereas the other area may only rent in holiday season so we will be building on this block later.
    To my understanding the credit union is providing us with money to buy the current block of land by using the security from the first block of land that I purchased, then using the security from both lands to build the house on the new land and then start another construction loan to build on the older land.
    Is this the wrong way of going about it? Can we refinance to restructure the loans better or do we go with the flow for now?
