    Hi all
    There is something very important to learn from ” experience”
    The baker who has 20 years experience in baking a chocolate cake day in day out………….still baking them “same”cakes.
    Then theres the baker that has one years experience in baking the same chocolate cakes.
    Who has the most experience…???
    Isnt it about the same ??? and what each does with the “experience” to diversify theron and be successful is most important??

    Steve’s newsletter reply on this topic was most informative.

    I think this sums it up – you cant just focus on the 11 Rule.

    Hi all
    Interesting topic !!
    My thoughts are there is no “magic” will not fail formula … so many variables like age groups to start with.
    In the 40’s category so many of the folk I know have no hope in …!!!?? of finding just a somebody when they are glued to re runs of “Days of our lives” type stuff in dreamworld.
    Their 4 cats and 5 dogs have also become their lives.
    And often their computer cos nothing else to do …!!!
    Things only come to folk that are out there and socially active. No one knocks at your door ad hoc for a date !!!
    As a woman U also cannot grow til U are comfortable with being some time on your own…U then get a understanding of what compliments you. Often its when U are not “looking” ….someone special comes along.

    I agree with the “grooming” comments thus far posted.
    And the fact you need to be confident and content within yourself…

    Like finding them mega cashflow properties…you have to work on it.

    I do not know where the laws stand these days.
    However, I would have reported this to the Institute and the Principal of the Agency would need to account for some unethical behaviour of it representative.
    As an agent some years back we were to declare any financial interest in the sale/purchase of a property.
    Surely this would include any post sale humbugging !!

    The agent in this case was the one without integrity and should be made accountable.

    Id do up an A3 size fake $2.2m cheque from the lottery Commission. Stick it on his office window for all to see, with a little note saying
    “Thanks for the great “financial planning” advice & laughing at my $35,000 Income to take me on as a client.”

    Well I asked some of my friends who had “eleigible ” daughters and they all lined the railway GHAN train on the weekend but you didnt get off it ???

    I put in an apology for ya though. Hahahaha)

    Pre nups – forget that – simply forget anything to do with money. ( But agree never tell them where your at until U do “research” of where their at ) !!! You tee up with the gut feeling of comfortability……………a partner is a friend for life…good/bad times .. you find a best friend to sit on the rocker with in that old Qlder verandah and you will be blessed. Meanwhile just have a good time.

    Its all relative is it not ??
    The Location Location + one more will always come back and haunt you.
    My relatives had several properties on Dangar Island NSW & assoc leases for Oysters etc thereafter.
    If they had kept what they had and not “sold” then $5m +++ would be the guess now.

    I often wonder what those 1/2 acre water front properties would be worth now ??

    So like many, U take that knowledge & experience you gleam at the time, make a decision that “you” think is right………..
    In twenty years time when were on here youll otherwise be telling us… do U remember when ???

    Yes it was the “Freight Train”. Passenger Train apparently in a couple of weeks.
    [:D] ( Good Point) But ey up here its a “train” and that is big deal…( I failed my “L” plates theory test in 19?? cos I didnt know what to do at a rail crossing ) [:p]
    Apparently they ran out of BBQ food in Tennant Creek – not expecting such crowds…
    But folk went remotely with their NT Eskies setting up chairs etc to get a glimpse and missed the whole thing.
    Which I think is real sad for the kids.
    ( They banned alchohol & eskies at the Port…only to the gracous ones a permit…..??)

    Many people actually missed the trains arrival in Darwin outer area………apparently it snuck in a couple hours early to pick up the Prime Minister, SA Premier & our Chief Minister……….[V]

    You can always bypass the Defence as a prospect and search for other likely stable long term renters.
    Many orgs like Banks, Retail outlets, Government Agencies change their Managers regularly in Regional areas and you can save the huge Prop Mgment costs assoc with defence. The trick would be finding something with staedy capital growth and also something that wasnt costly to always modernise.
