    By the look of it, I am going to miss out on this deal. It set on the market for two months before I made an offer.
    Now the Agent is telling me that he will get tender on the land because there are multi offers and I need to submit my best and last offer to have a chance!!!

    Thanks Waydo77 for the advise. I am planning to rent it out until that period. Hopefully I am doing it right.

    Now i have to find a town planner, drafty and an accountant.

    I submitted an offer to buy a small development site today subject to 28 days finance.
    So far I know that it’s LMR zone, not in flood area, got sewer and water connection.

    I don’t have much time left :)

    I have looked into these sites and they are very informative.
    This will give me an idea to pick the sites with right zoning.

    If I find a site that is a decent size i.e. 700 sqm; don’t have any heritage overlay for demolition, not in flood zone and if the numbers stacks up, is there anything else I need to consider before making an offer?

    Who do I need to talk to about accessing the sewer and water for the new dwellings?

    I would demolish the existing house and get plans and permits done. $50K

    Find a builder that will charge $1200-1300 per sqm and build two 160 sqm town houses. $220000 each.

    Plus land purchase cost.

    Plus add 5% as a holding cost of the total project cost.

    How much can you sell each town house for?

    Hi Catalyst, thank you for the note. Total block size is 1400 sqm. So I think the side would be at least 450 sqm.

    Is there anything else that can be done with the block that I am not seeing?

    I am looking for options without demolishing the existing house.

    Hi wilko, this is just one 400 sqm block in bushland. Subdivision has completed without any development.

    This area is an extension on a established street with houses in it.

    I am looking for small residential development.

    I know a broker specialized in development.

    I need to find a town planner and builder.

    If I need to find out what I can or can't build on a block, is that a job for town planner?

    Hi Jamie

    Currently we have laminex benchtop. The bulider wouldn't let us upgrade to a diamond gloss Laminex because it's not covered under their warranty.

    The Tap upgrade seems expensive to me as well. It's an upgrade from separate hot, cold & hob into 1 single mixer.

    I heard similar thing about timber floor that it add value to the house when selling.

    This is what I am going to email developer:

    The developer didn’t mentioned about the drainage pipe before or during the settlement and was not mentioned in the survey plan or in any drawing that were given to us.
    Developer contractor installed the drainage pipe after settlement without my approval.

    I will agree on running the pipe through the southern side boundary of Lot xxx if the developer agrees the following condition:

    1. If the pipe get damaged during construction developer will fix it at their expense or deal with the builder directly as required to fix it. We will not get involve fixing the pipe either with developer or builder.
    2. Developer will pay any variation of cost raised by builder prior to or during construction due to installation of the drainage pipe.
    3. Developer will be responsible for any future leakage or damage of the drainage pipe due to water flow or water log during excessive raining. If the leakage of the water cause damage to the foundation of the building, developer will rectify the damage of the building at their own expense.
    4. If there is a delay starting construction due to drainage pipe (eg. need to lodge application to build over/ near storm water pipe), the developer will cover additional fees and reimburse me my rental payment for that period of time.

    If the above conditions are not met, I would advise to remove the drainage pipe from Lot and put the soil back on as it was before.

    They called me asking for approval installing the pipe and next day they emailed me and the building informing that the pipe has installed. I didn’t approve it and no easement recorded.

    Solicitor is going to review the contract to see if there is any clause that the developer can do this after handover. He is thinking it’s tresspassing.

    Hi Allen, it will be very nice of you if you send me an once of login. I have spent hours looking it property websites and comparing prices. I looked at onthehouse.com and the suggested value was 156000. I looked into three properties sold in the same street. And everytime the sold price was higher then the suggested price. The seller seemed to be very firm with the price. I submitted a final offer for 5000$ less. I researched other lands in the area and seems like they all got the same price.

    Hi Robbie, you are right.
    I am saving up for my 1st purchase which hopefully will happen in next six months. So, it will be a substantial cost for me to come up with $3400. I don't mind paying as long as I get the value for money, which means relating the knowledge gained into practice.

    The main reason i am worried about this course is, I may not get assistance to verify if I am making the right decision along the way and then I have to find a mentor to hold my hand through the deal.
