Hi , I’m thinking of renovating the kitchen and bathroom in my IP.
My question is , should I pay from my own funds or get a bank loan to do the renos?
I’m considering buying another IP soon and want to maximise my borrowing capacity, so not sure if its better to use my own funds or the banks? Also is it better from a Tax perspective to get…[Read more]

    Hi,

I am thinking of investing in SE QLD as all the indicators are that this is one of the few markets in Oz that is a rising market.
I am looking at places like Logan (granny flat option to add cashflow), Salisbury or Gold Coast.
Anyone else looking at SE QLD , I would be keen to hear your thoughts.

    Kind Regards

    Marty

    Property is in Armidale NSW

  • Marty_boyo replied to the topic ARCHITECTS FEES in the forum Value Adding 14 years, 9 months ago

Im located in Sydney. Do you think it matters if I get the plans drawn up by somebody in Armidale or just use a Sydney Designer as they are more plentiful

  • Marty_boyo replied to the topic ARCHITECTS FEES in the forum Value Adding 14 years, 9 months ago

Block is in Armidale NSW. Spoke to 2 Architects. Got a quote for $21000 just to lodge DA. This quote does not include Council, Surveyor or Engineer fees. Seems steep to me.

The Land is in ARMIDALE , NSW. I did some research and found only 2 Architects. They both quoted roughly the same figures ($30K – $50K). I did not even know that you could get a Building Designer or Draftsman to do the drawings to for the initial DA Application.  I didn't now there was planning and working drawings. I assumed that you just got…[Read more]

  • Marty_boyo replied to the topic FHOG to be scrapped in the forum General Property 15 years, 2 months ago

Thanks Tysonboss1. Steve talked about this when he was in Sydney a couple of weeks ago and basically said that if the FHOG is not extended then this will have serious implications for the housing market. I guess we will see some frantic activity in the housing market (especially the low end) until June 30th ,then who knows. This will also be bad…[Read more]

    Hi Batts,

Do you know as an OZ investor in the US, how much deposit do you require (5%, 10% etc). Can you use equity in property here to obtain a loan and is there much problems obtaining finance.
What about Stamp Duty and costs?

    Would like to hear more.
