another factor to consider is the First Home Owner&#8217;s Grant.<br />
If you buy an investment property first you will lose your eligibity for the grant. In your case it may be best to buy a PPOR first, pay off as much as you can ASAP. Paying extra off your home loan will give you the ability to use the equity for an IP sooner.<br />

Regarding guarantees: my wife is the sole dirsctor of the trustee company, but the bank would only accept a joint guarantee because all our assets were in joint names. (Refer Terryw&#8217;s post).<br />

don&#8217;t forget tax-free distributions from the trust: &#8216;Trust Magic&#8217; p.147.<br />
Dale G-G has said to me that one should almost never pay higher than the 30% tax rate &#8211; see Trust Magic p.139.<br />
Perhaps the trust will have to have a very high after-tax income if any benficiary has to pay tax at 48.5%!<br />

my earlier post said you can&#8217;t be the sole trustee and sole beneficiary; you can be the sole trustee but there must be another beneficiary besides yourself &#8211; essentially like a will (a trust has been descrived as a &#8216;living will&#8217;).<br />
As a single person your will has beneficiaries (e,g, your parents) &#8211; you do have a will, of course!</p>

In SA your conveyancer can do everything &#8211; you probably don&#8217;t need a solicitor for a simple private purchase. Just make sure you have a different conveyancer than the vendor.<br />

It&#8217;s my understanding that you cannot be the sole trustee and the sole beneficiary of a trust &#8211; the trust would be invalid. I think the laws relating to trusts say that you you can&#8217;t hold something in trust for yourself.<br />

After personal experience, and first-hand knowledge of others, I would avoid partnerships. There are advantages, but a big disadvantage is &#8216;joint &amp; several liability&#8217;. Look at other structures first, as Mel has done!<br />

The usual advice is NOT to buy appreciating assets through a company. For one property a trust would probably not be worthwhile because of the costs. Ca$hking is right about the transfer costs too.<br />
Lenders don&#8217;t mind lending to trusts as they will take director&#8217;s/trustees guarantees on the loans.<br />
