    Hi guys

    I have used both RPData  and PF and find PriceFinder is more user friendly and has exactly the same data available, plus their iphone app is great and the interactive mapping is way simpler to use. Plus there is a cool trick you can use to find splitter blocks in a particular area – very valuable!

    Hi all

    I started a group with 6 people a few years ago in someone's loungeroom. The purpose was purely to share information, ideas and experiences related to property investing so the whole group could benefit from the varying skill levels of those that were a part of it.

    We now have over 200 people on the database and consistently get 60 people attending the meetup every 2 months.

    We provide 2 or 3 speakers each meeting to share information with the group.
    We do not buy or sell real estate, the group is purely to share information. Every second meeting we have someone from the group present their own deal so that everyone can see what people are doing in the current market to create wealth through property.

    There is an entry fee of $10 which is going up to $20. This includes tea coffee, biscuits and attendance for the whole night. If you are new to property investing or have been investing all your life, whether it be residential or commercial, i am positive you will benefit from attending one of our meetings.
    The meetup is held at the same venue in Bulimba just a few kms from Brisbane city and provides a comfortable, non threatening environment for all to enjoy.

    Hi all

    Definite hot spots in Brisi. I have just cottoned onto Zillmere which has had a significant boom in the last 12 months and in particular the last 3. My partner bought a 3 bed highset for $215k 12 mths ago and from gauging sales prices it is now worth $300k. The blocks that are zoned LMR (multiple dwellings) are being snapped up in this area within hrs and usually 10% more than the asking price!

    Fancy meeting you here :) I cannot get hold of my solicitor until tomorrow. The contract has been submitted to the vendor and they are thinking about it tonight and will give their answer tomorrow.

    OFI stands for open for inspection. We have a 5 day cooling off but at a cost of .25% of purchase price.

    I think i just panicked a bit. I will just roll with it tomorrow

    I am not currently registered for GST but in the process of setting up a discretionary trust. If i go ahead with the deal i will be registering for GST.

    I have a small income (30k) so it would be wise for me to recieve benefit from any profit from the deal via the trust. With this sort of current income i guess i could bank on getting 70% of it back given my tax bracket. Is this correct?

    If i settle on 24th March and i assume the quarter finishes on 31st March, how long would it take for the funds to be back in my account?

    I too am looking at a commercial property in a regional area which is poised for growth.

    I am investing for Income but have never tried with commercial properties before, Now that a few months have passed, can you share any insights with the deal you were evaluating?

    Hi guys… silly quetsion. What does PPOR stand for?

    Also… i have only just started reading about CGT and noticed the 6 year thing. Does this mean you avoid the CGT if you own the property for a minimum of 6 years?

    Matt, dont forget to have fun too. I am 32 and have just been inspired recently with Steve’s philosophies. I did make some money on one property during the boom but did not believe until now that i could own many.

    I travelled a lot in my twenties on a shoestring and have no regrets so dont forget there is a whole world out there to see. Careers will be here when you get back.

    I know a good builder/roofer/plumber/jack of all trades in Brisbane. He renovated our property and taught me a lot about renos at the same time.

    Not sure if he builds from scratch but he is an old bugger and knows the industry well so could point you to the right person if he could not do the job.

    I got in touch with them and there is a subscription fee of $2750 for 2 years and $1100 for every subsequent 2 years.

    The first 3 IP’s are $6000 each and next 3 are $5000 each. More than 7 IP’s is $4000 each.

    Good if you are cash rich and time poor i guess but i will continue looking for +CF IP myself.
