<p>What sort of improvements should I aim for first in my first PPOR unit so as I can then rent it out at a decent price (and thus attract a quality tenant)?</p>

The only way around something like this is if you team up with someone&#8230; they buy one property and you rent it out, you buy another property and they rent that one.</p>
