If they have a problem explain why you are doing it and how by only putting 5% deposit the house you are buying from them is more affordable. It&#039;s Win win so get that message across!</p>

Maybe 15-25% would be good range, really depends on what you are doing and what you afford to give away.<br />

If you live in it you will no longer be able to claim interest costs etc as tax deductions. Also be careful of capital gains implications. Depends on if you are planning on moving in at all or even buying another house in which (as long as they keep extending the FHBG) gives you time to get another and claim it then instead.</p>

Advantages are that it is a cheap loan that can be used for the deposit. Maybe offer something like 8% over 5 years that way they are receiving passive income of $13600 p.a which may attractive to them and give a chance to restructure down the track.
