    Hello Macro,

    I dont know if you have investigated around the snowfields or close to there. I have had a little look, but not indepth.

    Bonuses are high rents during ski season, and also now the attraction of summer visitors to the shi fields too.

    Good idea, I agree with PK, allow a little extra for blow outs, some how they just appear.

    I did a spread sheet up for potential purchasing i/p wich I find extremely useful and saves time.

    Maybe you could add something like “time factor” & “time Frame”, this would include being on site with the tradies, organising quotes etc etc and duration of reno work.

    I have been a subscriber to his email for approx 12 months, and have found the information contained with in excellent. I have not ventured that way with them yet ( I’m in Sydney not that stops me) but when the time arises, look forward to it :)

    Hb & Anitia,

    I have mad a boo boo with my figures there, ( I blame it on my shift work sorry :( ).

    Was looking at figures for something else.

    The CP I was referring to, I was out by $ 100,000 opps.

    Price is $ 269,000 @ $ 26,000 rent a year, still positive by approx $ 7,000 a year.

    Had to post back here to clarify my err there.

    Hello Cam & Guys,

    I have just recently reno a 2 bedroom unit here in Sydney. Some of the top points for units that I believe attract greater value, quality tennants, and rents are: ( no particular order.)

    1). Kitchen, modern, ergonomics, space conscious.

    2). Bathroom, modern, storage, sleek n clean.

    3). Carpets

    4). Blinds

    5). Security, this may inlcude window locks, screen doors.

    6). If not cooling, then ceiling fans as we did, remote control with lights,

    7). Look at open the kitchen area up, i.e. demo part of the wall. Sense of greater space.

    8). Satalite,optus,foxtel cabling.

    9). Nice nuteral colour paint.

    10). Dont over capitalise the demo reno work, budget it, stick with it :) And shop around for the products, i.e kitchens etc, you be surpirsed of the savings out there.

    Regarding the house sitution havent reno there yet

    hope this helps a little.

    P.s after the above reno, we recieved an extra $40 a week rent and very happy tennants.

    In our current climate, you are mad not to be covered, you can claim it back on tax too.

    For peace of mind you should always have liability cover, no matter what the probability is.

    Maybe you can make it much more attractive to them, such as rent free, although cashflow wise this will not assist you, but it may help your dream house a little more.

    Mate, I believe alot of the comments above are true, i.e. property fresh on the market, you have put in a low offer. Would have been great if the accepted it, but they havent, it would need to be more realistic to the vendor.

    So where to from here anyones guess, never cut your finances so short / fine, that baked beans become the weekly mains :)

    Interest rates / personal porblems / building problems.

    you maybe be worse off then us guys here will see the property back on the market for 1.2 mill fire sale :)

    Aaaa the life, Pipe good question to see if it does exist, its something I aspire to, (but 32 now), but I dont think you actually stop working and retire as such, but have more options to exercise that you may not have been priveledge to before.

    Them longer fishing trips, four wheel driving is definately a calling :)

    I hope to be in that position is 5 years via a mix or commercial & residential.

    Maybe you can try EBM Insurance, not sure if u allowed to post info here, (prob get trouble for this), they specialise in investment property insurance etc etc.

    I am about to purchase a commercial property same price tag as yours.

    However returning $ 500.00 a week.

    But this may vary on location, you may get better capital growth in your location than mine :)

    Think my above will answer your question re gst too :)

    Why did they change plans re living on premises? Chances are it may have not been approved by council or strata, just my guess.

    Anita another thing I would like into also, is what kind of phase power is in the work shop?

    Is the work shop specially fitted or has multi purpose?

    Always good to keep the options open if tennant moves out :)

    Dont quote me here re: the gst,

    But it is my understanding, if you buy a commercial property vacant or without lease, then the purchase price will attract GST.

    So if you go commercial definately better to be tennanted.

    Why pay GST when you dont have too :)

    Hey Barniboy,

    Your situation is not uncommon at all unfortunately.

    If you have the time on your hands, maybe manage it yourself, but saying that there are many issues to consider.

    1) Finding new tennants

    2) Advertisement

    3) Background check of tennants

    4) Regular Inspections

    these are just a few to consider in managing yourself, not to mention the time factor involved.

    Have you gone in and spoken with the property manager?

    If you have and situation can not be resolved, sure there be others willing to step forward and manage for you.

    Hello Ganakars,

    I think we have all been where you are ( some still there too). But you have taken the step to learn.

    When is the last time you had your property valued ?

    Just quickly looking at the sums you have supplied, it looks like you have approx $68,000 in equity in your current home.

    There is nothing wrong with using this equity if done wisely :)

    Pretty good deposit actually to get creative with it.

    I have a bout the same equity and about to use it to finance my next venture, commercial.

    Any yes it is postive by about $ 7,000.00 a year.

    I am fairly new here, suggestions to read many different books, and read the different posts here, absolute wealth of info here.

    If you not have the deposit to find positive in Perth, then look outskirts, who knows might have enough equity / deposit there to fund two i/p.

    Pay it yourself lol just joking!

    You can put seperate meters in, for individual accounts, but this comes at a cost, might want to check it out.

    But buy doing this way also saves headeaches, like I use less than them etc etc.

    When you talk about your team in the USA, is this like accountant, solicitor etc,
    or
    research team
    or
    group of investors, investing together?

    All I can say is WOW, how impressive, you have definately built great applied knowledge, and have the confidence to grab the bull, not just by the horns but :)

    Well done great reading.

    P.s dont think West will be upset, personally this is fantastic reading about success, and achieving / striving to possess the ability to take full control of the situation as you have just outlined.
