    Hello Cata,

    If I can absorb some info from you be greatly appreciated, and no doubt it has already been posted here.(me being new).

    Whats the benefits of setting up a trust (associated costs) and pruchasing future ip through a trust?

    Hello Ben,

    I share you views for what it is worth, (positive from day ) and to be this means the rent received covers all out goings and mortgage.

    From my limited experience but much reading here, its difficult to find positive cash flow, but not impossible, yes it’s a challenge, if it wasnt everyone would mutli what evers hehehe.

    Ok city area’s generally have little scope for positive ( more capital growth ) country area’s more chance of positive ( less capital growth).

    Of course you can put in a huge deposit to make it cash flow positive, but thats no fun and a waste of monies.

    To answer you if I can, head rural, keep your head down and research, keep in contact with agents.

    P.s I am in the process of purchasing first Commercial property, and yes positive cash flow ( about $180 aweek positive)

    [biggrin] How funny alwayscurious,

    I have just recently renovated a top floor unit in Lewisham area (Sydney). Know exactly what u mean by middle slump!! I would turn up and see all the stairs to climb lugging up & down, end result all worth it. Back to the question there are heaps of places about with packaged kitchen deals i.e exhaust, cooktop & oven. Mine was a 2 bedroom unit too, do chat with strata and site manager if one there first, or you could meet barriers along the way.
    Good luck with reno, you will learn alot alongthe way, but will build your confidence, research and compare prices, be careful dont get too cheap kitchen & bathroom fixtures / fittings or you will be back n back. Do it correct then walk away an enjoy.

    Chris,

    Are you talking about knock down rebuild or big wall in the middle of current house and making semi’s?

    If the big wall approch, from reading on here, you need to fire proof the dividing wall, you can install seperate electricity meters (best appraoch) then you have no disputes.

    As for the rest, its out of my league, but I’d say do it right and get a seperate water meter, as with electricity minimizing disputes again. I believe the sewer can remain.

    But again approach your local council and chat with them prior to carrying out any work so you dont waste any money, they will also advise you of what services need changing etc.

    Andy good stuff for getting involved! and looking after your future wished I was thinking along your line when I was 18.

    With i/o just to add my input, there are instutions where you take i/o for 3 yr term, then you have the decision to go p/i or remain i/o.

    But bare in mind when the three years is up, one thing you need to take into account is the interest rate of the day. Damn just imagine if they went back to the old days 19% what a killer.

    Keep striving, plan what u want to do / achieve.

    And last go through the different posts here, there’s a lot to learn. [biggrin]
