    Hey John
    How do u give the bank a different price to what you are actually paying? Are u talking about a rebate option in the contract that the lender is not aware of or?
    So u sign a contract for say 500k but an option in the contract states that 50k must be refunded immediately after settlement or will be void after settlement or something? Don’t get it

    hey jye and tahnee, catalyst,

    good tips, just recently completed a reno course that has helped me a lot, I know where to go from here just learning about the suburb research etc, so much to learn but have narrowed my 120 suburb search down to 5 which I would have no idea about before, I was looking in all the wrong places at all the wrong figures.

    so many numbers, statistics and research to go through but I plan to renovate in adelaide just after xmas, cutting it a bit short to do all my research, renovate and sell before the dead sales period in november and december. ill try though.

    True to that Andrew, so I suppose basically if u were targeting couples u would look for nearby cafes and pubs, universities and trade schools, whereas a family would be more sporting grounds, schools -and then find and tailor make a property to suit? Only thing is how do u work backward thru marketing?

    Sounds fair to me, are the same banks willing to lend again once u have used them and paid out the loan straight away though?

    thanks for your help guys, it sounds like the easiest way to go about it is to lie..haha

    richard and jamie, do you guys deal with many clients for any small development or renovations that have intentions to buy, reno/develop/subdivide and offload it asap?

    do you charge an upfront fee for this?

    True catalyst, surely time on market would be a major one to consider though so you have a better chance of selling it after the Reno?

    Yeh i was only wondering how to have it do the price doesn’t appear in sold section on re.com and onthehouse? Basically the free sites where buyers may look..I thought you may be able to keep it discreet somehow by signing something?

    The house currently has quite a rustic appearance on the outside but this can easily be made more modern, crisp and fresh with some render, light colours and a new (possibly glass) balustrade.     I would replace the kitchen with a new one – preferably with a one level counter/breakfast bar rather than one with an upstand. Keep the colours light and bright to tie through to the exterior. Add some punch with an eye catching splashback and stainless appliances.

    Flooring throughout will be important to get right. If it's cork right through, you'll need to budget for a replacement. Tiles are a great option or timber – depending on what other materials you choose in the house.

    Window dressings will help finish off each room – preferably curtains or wooden blinds that hide the bronze joinery from the inside.

    Ahhh I could go on. Hope that gives you something to think about anyway!

    Get rid Of that weird trellis work on front balcony, paint interior fully, paint/stain front posts, tile bathroom walls and floors, new flooring to whole house, stain front deck, tidy up around pool, maybe box pool in with decking to make neater, more inviting..tidy up plants around house so you can actually move around the house and see the whole front…..that’s my 2 bux

    just got an email for a discount on dean and elises, program for nearly 50% off, dont think ill take it up but has anyone done this course? what are your thoughts?

    cherie gets the nod for now i think, just hope she doesnt sell other components after the course, like to do this renovation I would recommend buying my tradie access pack or, some kind of list on where to buy renovation building products or the like..

    Grantos- I believe Cherie’s course focuses on the fundamentals of the skills u have mentioned, I think it would be up to me to refine these skills in my own way because we all have different ways of doing things, as long as my system works at least..

    Catalyst- good point with Cherie’s course, I realize it is all about the analytical part of the Reno and not hands on, which doesn’t phase me, the price does.. I am from Adelaide, but plan to move to qld, possibly mackay or Brisbane by years end , and carry on my renovation plans, hoping to get my foot in the door in a Reno or two in Adelaide first though.

    Ten burner- did you do the Reno kings course? If so what were your thoughts and do u still renovate today?

    i dare say youtube wouldnt go into depth as much?, im more interested in the strategies to toroughly research the suburb specifically for renovations, to buy the property, lease options etc, managing trades efficiently and staging the property for sale also the way to present it to the bank to increase chances of obtaining loans.

    what exactly do u want to know about port augusta? I was up there the other day, had a look at a couple of houses in stirling north.

    hey catalyst,

    yes we plan to renovate and sell for profit and keep probably one out of the five with a decent yield. once we get into it hoping to do 3+ in the first year, and gradually increase the amount to 5+ reno’s and increase the complexity of them going from cosmetic to structural to possibly subdivide, develop etc.

    I believe cheries course has a bit of developing and subdivision info but not too sure, I would be keen to met up with someone who has done the course and has the resources to have a chat and a bit of a look.

    It is strange that there is no scope of works, do you mean costing in the scope of works or just the order in which to do each renovation? I was under the impression this would be included in the course?

    I really don’t see why u need a builder to manage it, the trades are the ones doing the detrimental work anyway
