    I believe well established plants 1-2 meters high are great for increasing value, e.g yuccas and Bangalow palms gives it a real open and nature feel, problem is the price of them at this height, best if u can get them free e.g in a backyard where they have sprawled into many bunched together or something.

    Lawn would be worth to buyers also I believe, it looks nice out the front and makes the yard feel more spacious, depends what the buyers are looking for really, i believe gravel and spaced out pavers an look good also and are a low cost and low maintenance option.

    I have recently found a couple of giveaway palms at 2 meters high which I plan to put in hopefully increasing the value by a few grand and giving the impression of a well established yard.

    true to that, she did have 1 post before but yeh intro would of been good. just the way the post was of so much praise seems odd.

    I am currently in the process of landscaping my ppor, I believe it will add add around 30-40k to the value and cost me around 25k, basically just boosting the value so I can pull out some equity for an IP purchase.

    If its your ppor and you don’t plan to sell for a few years make sure what you landscape will last without too much maintenance, eg colorbond over having to paint something yearly..it all adds up

    Have not heard of anything like this in SA , what would be the cost of having a builder manage a renovation in qld per week?

    Does the 11k just mean for labour if you supplied the materials of 5k and the trades cost 10k is still within the law?

    Also I’m guessingg the builder wouldn’t be there full time, I had a whole house built and the builder/ site supervisor was never anywhere to be seen?

    well I just figured that it was basically a pdf version of the mag but got an issue and its pretty cool the way its set up there are links to everything and videos etc, can even manipulate the stats in the back the way u want them, so yeh jacm youve got a point.

    ok just found out from key media that run the mag, that u must pay for the ipad version grrrr, it should be free to the print subscribers or at least discounted.

    try youi? off the top off my head, read the fine print very carefully though they cover bare minimum..
    do they give a reason as to why they wont insure?

    hey markh,

    sounds like it all went to plan well, I did plan to only view the property, put it under contract, get access to property for measures and to list all that needs doing then maybe put the property under a property manager to manage access at the place for the tradies and basically do everything without travelling back and arrange for the property manager to send me pictures of the finished renovation.

    I think planning is the big thing as you have said, I dont plan to do much myself as I can really only do exterior painting, removing cupboards or tiles etc., landscaping and fencing and cleaning up yard. In all I hope to only have a couple days off to inspect properties, put offers in. then while settlement is happening maybe a week to get things organised, small repairs etc.

    must you only pay CGT if it is rented for more than 6 years ?

    We plan to only rent it for 2 years and then move back in, basically it will still be our PPOR as we will be renting in mackay…

    get rid of anything that absorbs the odours, replace underlay and carpet as burner said, paint walls, maybe even pressure wash where u can, let it dry and air out, inspect underneath the house(if possible) for any rot or anything, do the same in the roof, could be mice or rats living in there too..

    id love to subscribe to their service but a little out of my price range, i attended webinar, was really time saving if you are purchasing very frequently..
