I&#8217;m an Investor. I&#8217;m mainly interested in trying to set up a Joint Venture with sellers but with the market the way it is it&#8217;s hard to convince someone cash is not king. Have also tried to see if they would allow me to rent whilst renovating prior to reselling to someone else, but once again this has not been effective.</p>

In terms of Rent to Own in WA, the gov is cracking down so you may want to be careful. Hope you (or whoever is responsible for the sales part of the deal) have a Real Estate Licence. Just to narrow it down for you a bit more&#8230;&#8230;in Paul Dobson&#8217;s blog he mentioned <a href="http://www.vendorfinancelawyer.com.au" rel="nofollow">http://www.vendorfinancelawyer.com.au</a>.  This is Tony Cordato&#8217;s website which does have working examples of the strategies &#8211; good for you as the &#8220;numbers man&#8221;.</p>
<p>Rick&#8217;s book only gives you a very basic intro into vendor finance. Can&#8217;t tell you exactly what it is, but I would assume it&#8217;s something like $500 per hour.
