    G'day Guys,

    I was wondering if there is anybody out there successfuly using vendor finance in South Australia?

    I know IC are a big no no and people have found away around the legislation with 6 month lease options. The only VF strategy i know of that works is deposit finance. 

    I'm currently doing deals in VIC and NSW however will be moving back home to SA and want to continue VF investing. If you have any ideas or know any food contacts please let me know.

    Installment Contracts cannot be done in SA due to the State legislation.

    If you intend to offer Deposit Finance you will need to hold a Credit License rather than be an authorised representative of a License Holder.

    Live in SA but invest elsewhere.

    Not what you want to hear but it is about as good as it gets.

    If you want to do Reno's using Options ( no lease ) that will work fine along side your idea of selling with deposit finance once the reno is done.

    I like the live in part.

    Thats a great idea Danielle, option a property for a reno, explain to the owners to take in to account the rent that would have been paid during the time of the renovation in the option price. Sell with deposit finance

    Brian I know a few Vendor Financiers that are successfully doing deals in SA.

    These investors are doing these deals live both locally or remotely.

    Hi Brian

    I’m a fellow Vendor Financier and just wanted to ask you a question. Noticed on your website that you’ve assisted with properties in NSW but only in country regions such as Albury/Wodonga. Have you done any deals in metro NSW, say in the western suburbs (eg: Blacktown, Liverpool etc…)? I don’t seem to find or hear of too many people doing deals in metro NSW. Most VF deals seem to be found in Vic or QLD, which is frustrating for me as I’m based in Sydney and have found it a difficult market to crack.

    Ultra late response I apologise.

    Unfortunately not, I have friends who invest in Melbourne and Albury/Wodonga however not Sydney.
