<p>The reply just made it sound like a person would miss out on that deduction if they didn&#8217;t pay to have the report done.</p>
<p>I was just trying to make it clear that there is is an alternate to QS doing it for you, $200 is good, however some QS&#8217;s will charge $500 for the same service.</p>

<p>You can&#8217;t work out the costs of a building costs for capital allowance.<br />

You may be paying a small premium each year, but when something goes wrong the broker does the hard work on your behalf with a  claim. Charleville is only a town of 3500 people, way too small for an investor not living in the region. Most of the town is in a flood zone, although some new areas are poping up that are above the flood line. Rents can be good if you can get the government  or big company  renting for 2- 4 years.<br />

I&#8217;d say tty avoid the whole CGT scenario, give them an incentive to leave before the 8th. Pay the moving costs or waive the rent for the last few weeks.</p>

<p>I suspect that once you go over the 6 year cut off , the 11 days count for nothing. The capital gain will be based on the portion of the time that it was an IP to the Total period of ownership. The problem is while the place is untenanted it probably locked up all day which only makes the smell worse.<br />
I&#8217;m with Fast Lane on this one, replace the carpet. Or get another dog lover in there, this can work out quite well sometimes, allowing pets.</p>

Hence the problem of trying in one foul swoop to increase rent up to market value.</p>

We were told to SolarGuard paint for the job. A 4 Ltr Tin of Paint did about 35-40  Sq Mtrs. Cost was $55 for 4 ltrs.</p>
