    Sure.

    We just bought near the water. No views but a short walk to river and really cool beach. Windsurfers paradise!

    I was only joking about crime rate. I was reading in Somersoft, some tosser wasn’t going to buy in GEro coz of spastic crime rates. It absolute Bullsh*t! The actual crime rate is because there is one repeat juvenile offender they don’t know what to do with and a couple of families around town who disturb things a bit.

    We have never seen nor heard of many people actually been a victim of crime. If the crime rate was so bad, wouldn’t insurance companies charge us an absolute fortune? Well actually no they don’t. My insurance bill is only 50% of what it was in Perth.

    P.s. There are some cool old houses in Beresford which have ocean views. Mind you, they are in serious need of reno and will set you back a little bit to start with. Not good for cashflow, but excellent capital gains!

    Big Rob, I think we shall have to concede the fact that I live in a crime ridden town that no one wants to invest in. FINE BY ME!!!

    Get rid of ’em all! First impressions admittedly may not be so grand, but when you read what is proposed for the place and having seen it change in 12 months, I have no hesitation in staying for long term.

    practically nothing at the moment. JAnuary is when all the government workers move up and there are only 3 or 4 houses available for rent and there are usually a tonne of people going for them.

    Don’t know actual figures but we are currently in process of renting out our IP and we have a family wanting it already and we haven’t even advertised or anything!

    don’t knock somewhere that is bringing in the money!!!

    I live up in Geraldton and I have to admit, I was one of the knockers, claiming “Oh it’s just the place you have to go through to get to Kalbarri!”. SO I know what you are talking about.

    However, when a job opportunity was thrown my way, and on further investigation of the council website, hubby and I felt it was a place to move to and start investing in.

    We made the right decision as it is a top place to live and we have bought two houses within six months. One has had capital gains of over $40K and the other is by the beach (Sigh…).

    Personally, the more people knock Geraldton the better, coz all the wankers are too afraid to come up here!

    that is only one way to work out if the property if viable or not. It also depends on what you plan on doing with the property.

    Some people are happy to -ve gear their IP if it is a small amount out of their pocket. Some ppl are happier if it is a bit more due to possible capital gains.

    I think you need to sit down and really work out what you strategy is going to be and the possible implications or each type. Work out how you can do it and what you can afford.

    I only have one IP which we are in the process of aquiring, so I don’t feel too confident in giving my point of view. I have found that a good real estate agent in your chosen area, who knows your objective, is excellent to have as they approach you with deals before they hit the listings.

    Just do lots of reseach and remember, a property may look -ve, but small alterations could make it +ve!

    Thanks all. It has been a hard journey and I am sure it will continue to be difficult, just as long as we remember to make time for each other.

    Michael, that’s cool mate. I realise you’re on the same time I am. No worries.

    Suggestions. Well, Paul and I made a pact that instead of buying each other something (that may in fact be rather meaningless due to the pressure…), we decided to do something nice for the other person. For example, I made Paul breakfast in bed this morning despite the fact he had to be at work at 7am. I was up at 5.30 preparing!

    I am not so sure what he has planned for me, but we usually limit it to breakfast, dinner or ahem… I’ll leave that one to your imagination…

    I love the fact that marriage is still well and truly alive and kicking out there! I thought it was nearly a lost cause there for a while. Actually, one of the best things we did before we were married, was to go to engaged encouter. It’s run by different religious groups, but essentially it focuses on you and your partners wishes and ideas for your future. You don’t end up spending much time with others and you really delve into your relationship.

    IT opened our eyes to issues that we thought were ok, but really they were simmering quietly away… We felt ready to get married after that, with a clear mind that our partner knew where we wanted to go and what we wanted to do.

    I would seriously recommend the course for anyone thinking about getting married, even if they weren’t religious!

    That’s kinda why we are also looking into it. As much as I want to develop, I wouldn’t want to destroy something of historical significance.

    As far as I can tell, there is no real history attached to it as the Water and Rivers people don’t even have records of it.

    We have done that. Bought using our FHOG, are currently renovating and may sell or rent out in the near future. Our property has gone up $40K already and it isn’t even finished!!!

    From what we have researched, no there shouldn’t be any capital gains.

    The “Architect” would be bloody hard to find considering it is 50 years old! They probably would be dead or retired by now! Someone has also suggested going to the Historical society as our area used to be Market Gardens. They may have more information.

    Calvin, you were thinking along the same lines as me!! Those little dictophones are great and give excellent clarity.

    After the “Confrontation” has happened, speak into the microphone afterwards and give what time and date it happened.

    Also, maybe you should taking the up front approach as well. WHen she starts ranting, ask her how she is and is there anything bothering her. Maybe think of ways to diffuse her anger. Maybe there is something really drastic happening in her life that she can’t cope with. Admittedly, taking it out on others is not hte way to cope, but maybe she is too proud to ask for help or even give someone a sign that she needs the help. There are people out there who are very good at covering up emotional distress.

    Having only really received abuse from customers and not my colleagues, I cannot really relate any of my experiences. However, just remember the human factor with her. If she used to be a friend, try and be a friend to her again. Difficult when she is yelling at her, but maybe that is what she is seeking.

    Super points rogue.

    I’ve just read about the celebrities giving money to charities. Michael Schumaker has given $10Mill US!!!

    That puts him in a totally different light for me. Not that I really thought much of him before, but it just shows he is content handing over that sort of money coz he can’t use it! I admire him for that.

    As for publicising what we do, well I am bloody proud of the fundraising efforts my school goes to and we get information back on how our money was used. I have no problem giving myself a personal pat on the back or the children of my class a pat on the back. At least if others knew about our fundraising efforts, they might be a little more inclined to give.

    I think Richmond started this thread to demonstrate that even though a weeks worth of wages is going to hurt for that week, it is the contribution he can make that helps him feel as if he has done what he can from here in Australia. I think he is terribly generous. So good on you Richo!

    Obviously Robert, it would already be inseminated before being given to the family!!!

    From memory they also had a bull in the background somewhere. I don’t think the bull actually belonged to anyone though coz I think they wanna avoid incest and stuff… You know…

    Steve, my sentiments too about Red Cross. They do great things but I am a little wary now.

    I’ll stick to Caritas coz I’ve been shown where and how the money is distributed. It only cost $75 for a cow! Our school saved up enough money in a couple of weeks for 12 cows! Pretty cool! We handed the cheque over surrounded by big pictures of cows! Ha ha!!!

    I totally agree that children should know how money works and how to budget and things.

    That’s why I went looking for that bizworld thingy in my other thread.

    I don’t actually have any kids but I firmly believe that if children have some understanding of money and how to handle it, it is a good start for our future CEO’s. I’ll let you know how the bizworld goes in my classroom and I am going to see if I can modify it so that it can be related to property.

    Another really good chrity to donate to is CARITAS Australia. It is a Catholic CHurch run base but the funds go to helping a community become self sustaining.

    The money isn’t just given to them. THey go out and buy a cow, for example. They give the cow to a family who milk the cow. Any excess milk they get they can sell. The only catch with being given a cow, is that when it comes time to have a calf, that family MUST give the calf to someone else in their community so they can then get started.

    They also teach villagers how to farm sustainably and how farming certain ways can help their village.

    My school donates a lot of money to that charity and they have projects all around the world including the tsunami ravaged areas.

    So I think it would be a charity to go for if you want to continue helping people in other stricken areas too.

    P.s. I am going to start by giving $100, then over the course of the year I will donate via my classroom fundraisers. On average I have been donating up to $10 a week. Maybe I could increase that.

    I personally would see that as an opportunity that could be changed in a relatively short period of time. All that property (assuming all calculations are correct) would need is a lump sum payment at some stage in the next few months (Tax return?) and maybe a slight rental increase if it allows for it.

    Another option to increase rent is to include something people are willing to pay for. For example, My REA said some people are willing to pay $15-20 more a week in rent if a house has a dishwasher! ROCK ON!!

    Keep crunching the figures. If you want to make it work, it will.

    We were the opposite to what you have stated originally. We have absolutely no loyalty to any particular providers as they all seem to be shafting everyone the same way!!

    To get our foot in the property door we had to jump through hoops and all to get the loan (98% if my memory serves me correctly) but our Mortgage broker kept us up to speed on things and helped us out a lot.

    When we were looking at buying another property, we went back to broker to look at options. I had no probs breaking and refinancing. As we are now in the door, financing shouldn’t be a real problem.

    I do however, plan to keep a VERY close eye on my loans and make sure they are every bit of what was sold to me.
