<p>Purchasing a property between you should just be done as tenants in common to spell out the desired % you wish to hold.</p>
<p>With solicitors (and tradies etc) you pay for what you get.</p>

I have a pretty crappy SANF anyway and prefer the KISS principle myself. I just buy in the bad / stagnant times and hold forever i.e the Jan Sommers method.</p>

Aim for properties that after dep etc are cashflow neutral or mix it up a bit and try to achieve an overall cashflow neutral position.<br />
Try and keep some cash in an offset account (against one of the Ips) to tackle some of the unforseens etc.<br />

<p>Be careful. Say you pay it into your IP loan and want to draw on that $100k for a new car. There goes your tax deductibility.<br />
If you put that money in an offset account against your IP loan you could draw out the money for a new car and that would be tax deductible.</p>
