I had to drop my rent on one of my houses in Invercargill. It was rented for $140 but when the old tennant moved out I could not get anyone. I dropped the rent to $100 a week and had no problems getting someone.<br />
It is not much of a house but at least it is just paying for its self at the moment.<br />

You also can not be sure the so called tenant paying the big rent will still be there after you have bought the place.<br />

I could never find a deal there unfortunately, went through in Jan this year and there was a couple of places but they had offers on them.<br />

It depends on how old the property is. I got a LIM that had zero in it as it predated the recording date and was a big waste of money. If I was buying commercial I would get a LIM but reluctant to get one for a residential, unless I had a suspicion that there maybe some illegal additions.<br />

Lease options are normally done with an interest only loan. If you are worried about falling house prices then use a P&amp;I loan. This way at least you are paying some principle. This would bump up the repayments to the buyer but also gives them more equity build.<br />

The agents don&#8217;t seem to realise that once the +CF is gone so will the Aussie investors. I don&#8217;t think they believed me when I told them.<br />
