									<content:encoded><![CDATA[<p>Hey Jamie, we have no other debt other than the PPOR and the 90K which is sitting back into loan. &nbsp;I was thinking to create another offset for the new PPOR&nbsp;so have two loans and two offset accounts&#8230;one for new PPOR and one for the IP?</p>

<p>Ok so basically extra income from rent should be placed in an offset, and I assume I could use this for any repairs/maintenance/insurances etc as needed for the IP.</p>

I think Springvale would be ok, much more affordable but I&#8217;d make sure there&#8217;s public transport around, Clayton seems to have better transport systems in place. 									<content:encoded><![CDATA[<p>I looked into this a while back too.  I need to borrow to invest and I soon found out that banks are usually not willing to lend you money if it&#8217;s a student accommodation&#8230;makes perfect sense they&#8217;d be losing out from all that depreciation.</p>

<p>I am questioning it too, as your first reply said I thought the same, I&#8217;d need to be able to afford it anyway.</p>
<p>Think I&#8217;ll hold off for a bit, see where we are in 6-12 months time with a deposit as well.</p>

<p>Well my assumption on the 10K thing was simply by doing some online calculators through the ING website (who I am with for my own home).  I have since spoken to a broker who believes it&#8217;s quite possible to purchase up to 400K which is quite scary for me.
