I come across a duplex, fire damaged one, and the other one is still tenanted. The insurance company assessed the damaged one as a write-off. Can I get any advice from anyone experienced in dealing in duplex on the possible costs to rebuild? Is it possible to demolish the damaged half and keep the one good half, to detach from duplex?

I am living in Melbourne and am tempted to get a rental property in Hobart. However, I am fair new in doing property investment (first one). Much appreciated if anyone will share his/her opinion on this market.
