    Nigel,
    I have spoken to you before in another post when you rubbished the city of Buffalo, you also acknowledged later in the post that you had never visited there but through your “research” and through information from your collegues you dumped on a whole city.I now Know who you were referring to when said about receiving “questionable advice from people who think they know what they are talking about and who may be charging high fees for that advice”from this posting it appears you are directing it towards Westan and Alvin. I was one of the members on the tour, and I can recommend it thoroughly. We met many people, and spoke to all the people you want to speak to if you want to invest there.I’m not going to give specifics but only to say it was well worth it, and I have subsquently invested there. To question someones character like Westans and Alvins takes either a lot of b###s or is stupidity. I find that these two gentleman acted both sincerely and with the utmost integrity. But dont just take my word please do a search here at propertyinvesting to look into their characters. For one property a number of the tour including Westan and Alvin have put our money together and we are in the process of purchasing it. Those people on the tour have all got propertyinvesting backgrounds, there was a developer, and others who hold multiple properties. Just a quick note on myself, my wife and I have been investing in residential property for the past 13/14 years buying, holding and selling property. We have bought in Bendigo, Rockhampton, and Cairns. Owning up to 7-8 properties at a time.I was hoping to invest in New Zealand a year or more ago but unfortunately didnt have the confidence to take the step of investing in another country on my own. I have regretted it since. I now have the opportunity to invest overseas once again and with the assistance of Alvin and Westan. But buying sight unseen and through people I havent met and people that were going to manage my investment was a bit too much,thats why I jumped at the opportunity to go with Alvin and Westan and havent regretted it.This is my opinion and those investing in USA should of course do due diligence and as much research as you can. By doing this this can reduce your exposure to risk on your investment. Thats why I chose to resarch the area, visit the area, meet the people who would be managing the property, spoke to a number of people who lived in the city,met solicitors, bankers, fellow investors, etc etc.Good luck Nigel on your research mission I only hope you can live up to your expectations.     Hi Dohicky,
    I agree with gmh, if you start claiming your property is providing you with som e income and you start claiming depreciation on it the tax department will want its share when you sell. How much I dont know, you should seek advice on this with your accountant. I hope you havent lodged a tax return and claimed depreciation on your property yet if not seek advice asap, you maybe better off not claiming depreciation as you wont have to pay capital gains tax when you sell.Good Luck.     At no point have I said I was a great researcher at no point have I said that I’m an expert in property investing. You charge for your advice and knowledge in this area. I have said on a number of occassion the importance of researching an area before purchasing in an area, I have also stressed the importance of visiting an area.Yet to get the answer on who you are referring to “think they know what they are talking about and who may be charging high fees for that advice” could you please elaborate who these people are.     Hi Nigel,
    In your first post you mentioned that the increase in house prices is due to silly Australian investors I for one and those who have invested in Buffalo would take great offense to that especially from someone who has never been there. You described Buffalo as a whole as a slum once again you havent been there.I think research is very very important but part of that research is visiting the area you wish to invest in. Get a feel for the neighbourhoods, meet the people, talk to various people in different job positions ie police ,taxi drivers, fellow investors, banks etc.To find out whats happening in the city,the importance of visiting the city which you want to invest in is important. I hope you agree Nigel. I also hope before making comments on a city that you are making infomed decisions not merely based on what some of your collegues have said but from personal experience.As a person that proclaims expertise in property investing and delivers comments on a city many people may be turned off and thus possibly missing opportunities there.Also you mentioned that there are people out there who “think they know what they are talking about and who may be charging high fees for that advice” could you please elaborate who these people are.By all means I encourage people to do reearch on areas I also encourage people to visit where they want to invest. I discourage anyone to listen to those who bag a place who qualify themselves as experts who have done their research yet havent visited there personally. Martin

    Hi Nigel and Rikky,
    I know Rikky hasnt been to Buffalo but have you? Every city has its bad areas no doubting that but you are classifying a whole city as slum. Buffalo has a population of approximately 290000 in the Buffalo-Niagara Falls Metro Area the population is approx 1,170,111 making it the 43 rd largest United States Metro Area. For you to make a generalisedstaement about a city that is this big makes me concerned for all those silly enough to invest in one day investment worksops with you. To write off a city so easily is ludicrous. To believe that a number of Australian Investors can effect the capital growth of such a large city is also nonsense. Investors no doubt can effect change in property values just look at what Steve McKnightdid for a number of towns here in Australia and New Zealand. But surely you’re not suggesting he can do it in a city the size of Buffalo? Again have you been there?Martin

    Sorry for the late reply. I’m only to happy to help you with any questions you may have.Bendigo in my opinion is a fantastic place to live. Not to big and not too small. Population is approximately 85000-90000. There are good areas and bad areas but what in every area there are good pockets and bad pockets.The questions are do you want to purchase or rent. By renting you will be able to get a feel for the city and quickly recognise what areas to stay away from. Bendigo has a great host of facilities from private schools, catholic schools and public schools, all the major shopping chains, great restraunts( I can recommend a good Thai place),hospitals both public and private,good sporting facilities. I can go on a lot more.If your interested in city that has all you need and is not to big or to small I would recommend Bendigo. As a place to live and buy I would definately recommend it (not as cold as Ballarat, not as big as Geelong).As a place to invest in investment properties I would probably hold off a little longer as prices have hit their peak and have subsided a bit but I think there is more romm for it to go down a little more. If you are looking for postively geared property here forget it, it doesnt exist anymore, but if your looking for the long term no problem capital growth will occur as the infrastructure here is good.     Hi,
    I’ve been following the thread and despite some lunatic out there making inappropiate comments, I have found this thread a interesting read. Every one is entitled to have their say both positive and negative it is a forum,as for Steves mentoring program Steve has replied to those who have asked valid questions. Its now up to those who have read both sides to make up their own mind as to whether they shall proceed.It is a fair amount of money to invest not to ask some questions about the program.Martin

    Hi John,
    Just my thoughts, be careful in what you invest in, we are just coming off the biggest property boom in decades and although property prices have eased somewhat there are still over inflated properties out there. You and your wife are in agood position to invest but be wary the current property you have is negatively geared a lot ie P+I loan of $833 per week or $697 pw interest only thus just on repayments your losing either $230 pw or $100pw not counting management fees ,rates, repairs etc. If you go leaping about and keep purchasing properties like these pretty soon your going to run into difficulties. Find a strategy that will work for you ie mixture of positively and negatively geared properties that are located in decent sized towns,cities etc. But most importantly dont over expose yourself to risk, always when entering into any deal calculate risk and possible negative occurences. Anyway this is my 2 bobs worth other people have their strategies I’m just mentioning mine.Good Luck[biggrin]Martin

    Hi Toolman,
    I have lived in Bendigo for most of my life. I have also invested here in residential property. Bendigo had stagnant house prices for many years until the property boom.Ie properties bought 6-7 years ago for $80000 are now selling for $190000-$200000.Rents unfortunately havent risen as fast. Rent for this type of property then would be approx.$130pw are now $190-$200 pw.Bendigo is a great city approx 90000-100000 people, all facilities, good Uni,good schools etc. My only concerns are that the prices have now slowed markedly if not stalled and retreating a little.Houses are taking longer to sell, also there a large number of knew subdivisions happening more than I can ever remember and I’m wondering how many people are they expecting?There are good areas and bad areas please if you want to where you want to invest in Bendigo and I’ll endevour to help.Good Luck Martin[biggrin][biggrin]

    First of all Toni no I havent purchased in Texas or any where else in USA, since posting this thread a number of people have expressed interest in going over there all first time investors in USA but have invested in Australia. What I have found just looking at Buffalo and Rochester on realty internet sites is amazing positive cash flow property.There are however other things too look at ie having a good team set up before you go ie. Building inspectors, solicitors, financer,realtor, etc.Also investigating the areas which you are looking at.To also having a good structure set up in regards too asset protection and tax minimisation.Good luck looking and too all thinking of going there please drop me a line.[biggrin][biggrin]Martin
