    The valuation actually cam in alot higher than i expected. and we are re financing, i guess just wasnt sure if i should loan more on something that could potentially not be worth what they have valued it at.

    Do walls have drip marks from condensation? There could be in sarking on the walls, which would prevent moisture from outside coming in.

    52 hours is probably a little to much but not too excessive , Some times a simple fix can be a can of worms. I guess it depends on what had to be done to fix everything,every job can vary alot and isn’t as simple as it seems.

    You could cut in a neat expansion join?

    It’s also fine to clad over the top of plaster as long as you use screws long enough to penetrate the batons or ceiling joists..

    Pine lining boards are a cheap and effective covering too.

    This is a very useful thread for me as I’m I’m hoping to start an identical development at the end of the year. Only as owner builder and I hope to be doing most of the work myself!

    Yes we are first home owner. Apart from the house we inherited, do they take this into account?
    We are in Victoria and the first home owners grant is also set to rise in the next month or so?

    My brother is a floor sander/stainer, a very handy trade for a home renovated as I think it’s adds slot of value for very minimal cost for us!

    Love the idea of the three units but I’m unsure if a lender would lend us that sort of money?

    Also because I’m a carpenter not a builder would they think the project is to big? I’m confident in my skills and ability to complete a development like this but would they?

    Either or really doesn’t matter at this stage.

    Yeah definitely looking to draw upon the equity in the current house. As for a long term plan we just want to have a few properties weather we develop them or not it doesn’t matter. Just want to have secure investments really.

    What would your advice be on what and how to borrow money for these situations?

    I’m in Victoria by the way :)
