I would say don&#8217;t disclose, there is no requirement to disclose it if you have a deposit/equity and ability to repay. If you do disclose it and list it as an asset then should you default on your loan repayments they can in the worst case scenario begin to seize assets. If they don&#8217;t need to know don&#8217;t tell them.</p>

I was to late and properties had been sold, but all ranged from 55-105K and had COCR returns of between 10 &amp; 48% based on 80% finance at 6% all residential houses (one strata unit). I think all had a rental occupancy of 90-100%</p>

yes I agree, there appears to be slightly more risk. At the moment however, I notice a lot of investors heading rural in pursuit of 10%+ returns. As I see it the Capital Growth on rural would in most cases be similar to capital growth on Commercial only the +CF on commercial is nearly double!!!!!</p>

For those intsted though and I haven&#8217;t yet done the research I hear the karratha/Roebourne area with the new Burrup peninsula project has 200K houses renting for about 450 a week (long term). Is a small town (Pop around 600) but is a gold mining town and also fairly good tourist trade, I&#8217;m led to believe no problem to find tenants. Obviously a major consideration is that if they are not +cf then you havent got the normal negative gear beneftis whilst you are not paying tax in Australia.
