    what about if i buy a place near the end of the fisc year, it brings a loss, can I claim that entire loss off my taxable income for that entire year?

    yeah, inspect other peoples, and see how long they sit at that price ask the agent how many applications he has had.

    nice work getting 3k a week!, what is the property worth to get those returns?  Did you rent it out 4 holiday style yourself, or can that be done through an agent?  Now that is where the agent would be earning their money every week.

    Aussie broker recommended RAMS to me, best rate, also Bank west and BO Adeliade very similar deal.

    Highly reccommend an Aussie broker, they dont Bull Sh1t, straight answers, best deal, chances of approval told in 10 minutes.  Not like my MUM and DAD, been with the same bank for 40 years, blah blah blah,
    I got a home loan 14 months ago, and if i get another one for another place now, i am recommended 4 better deals from different lenders before using my current bank.
    With the ease of internet banking and unlimmited free transactions, a different lender is not a problem, if i save $$ i will do it.

    As for Rams, my Aussie guy said, there a 2 other deals that are just as good, so it was my call, probably go Bank West as there is a branch near by, not that, that matters much these days.

    where can i go for resources on renting myself and getting rid of the RealEstate Agent.

    Can i start up a hostel without any form of a license?
    I know of this guy who do it. and i think it was all under the table, he was getting good returns for that.

    I think that Taxable amount will depend on what you earn in your traditional job.
    if you are getting taxed at 45 cents, then a loss of a few $1000 is not the end of the world.
    surly you an figure estimates of outgoings and ingoings for a whole year.

    yes, i am not an accountant, but i do know you can.  I asked my accoutant the same thing:
    Yeah I guess you can claim the new Computer as a deduction if you use it for work related purposes (although you are meant to pro rata for private use…if any).  Claim it over 4 years, 37.5% Diminishing Value or 25% Prime Cost (Straight Line).

    thanks for monitoring all my posts, but the second post was based on the assumption that i my dud deal goes through.
    Now i need to think about my next move and next deal.
    I dont have to wait for settlement to start looking.
    The fact that i ignored reference to this deal is based on the fact that i wont loose money or make money.

    if you painted it 4 years ago you may still have the cans ofpaint, sand and brush over it.
    It is just a rental.  Its no biggy, unless it is a Grand Taj Mahal for Paris Hilton.

    i got my first flat at 19, FHOG, and small deposit of my own, with my Dad on the loan.  First year of uni.  Was the same as rent.
    refianced 5 years later got my Dad off the loan.  now have 3 at 26, looking to sell one and buy another 2.  Just having some trouble selling ATM.

    I find it is all the little things that make the difference between a saver and a spender.  spenders cant afford houses.  make lunch, and dont buy sweets and drinks, ect.  there is easily $60 in that a week. add tax, i save $100 before tax!!.

    so you are fully funded and retired?  how old did you do that?  what was your income and assets at the time?  are you still growing or using all of what you have?

    thanks but remember not everyones goals are not the same.
    Me: i could handle 3 new surf boards, and a beach shack and not have to worry about anything.  What ever can get me to that is fine by me.  I dont care about BMW's, remember that would make me become a slave to the BMW loan.  Why bother in 10 years time i wont care if i HAD a BMW or a hyundai 10 years prior.
    For some people that BMW means success, i on the other hand dont see that.  obviously a BMW is bad debt.  why work all my life for the tax man, die and still have 2 houses that mean nothing to me then.  I really only plan on living to get by comforatble and if i can do that without working all the better.

    Centerlink questions were not really serious considerations for me, i was more interested to see what their take is on assets and obtaining pensions ect.

    I dont think styrophone walls would block noise, best to use concret tilt slabs, or block walls filled (costly), or hebal is propably the quickest and cheapest option.  But being out at the bay, they wont get as many trains, get a schedule and see how many go past and till what time.  I live a train line and dont mind.  My neighbours p155 me off more than the trains do, screaming kids, heap of junk car next door.

    Insurance details, were the property (shared land) insurance and incase someone trips on our concrete.

    To get support from the committee is hard as the BC wont give me the details of any other owners, (she is crapping on about privacy)
    Without these details i cant call a EGM. As i need 30% support (which is 2 owners).

    So i was planning to bring it up at the next AGM, which is probably just before we renew our anual contract with the agency.
    I was just interested to know if there will be costs to transfer it to the new BC (if i win)

    What are the general costs to run a BC for a year. I guess it depends on the property. No lift, No pool, 3 sets of stairs,1 driveway, small lawn which a mower man looks after, 1 house block, 5 units, 5 garages, 1 car park in the front yard.
    the cost is about $1,000/ year for the BC manager. plus stainoary, plus internet, plus postage. She charges extra for all these little things!
    Total costs including insurance and mower man fees $500/ year x 5 units.

    i big solid bick wall and trees behind that would be the best way to reduce noise, maybe a solid gate for car entry too, could cost a few $$$ but if u are living there, at least you will get some sleep. Remember if you only save $20k buying there, you will have to get the fence and gate for less than that or why bother buying it???
