    $200 million upgrade,
    one day while parked in the middle of the bruce in front of that sign i worked out that 15ks of road each way was going to make one extra lane.
    $100m / 15 ks
    = $6.6 million for 1 KM of road

    I no nothing of road build but i bet i could do it cheaper than that.

    why are we looking at units, contracting to the governement to build roads is where the money is at!!!

    i wasnt sure i could as a thought it would be advertising.

    It is a block in a quiet fishing village, 40 mins from brisbane and 40 from the sunshine coast.
    It is in Toorbul. Very close to the water, from memory the block is 660 sqm.

    Toorbul is not for everyone perhaps your parents can retire there. It is not a big town, but to be so close to everything (Ocean Fishing) at a fraction of the Sunshine Coast and Brisbane prices is a bargin.

    For your info Tara, this is the tone of the letter i sent (QLD Phone number, QLD legislation):

    I was speaking to the commissioners office regarding my issue in XXXX St XXXX. I have supplied numerous times all the correct quotes as requested, up to 6 months ago. I was speaking with one of staff members yesterday who said you have not even lodged the insurance claim. The jurisdiction states that I cannot request that you lodge an insurance claim, rather I can only request you to organise to fix my issue. Being that you will loose money it is up to the body corporate (you) to lodge an insurance claim, to regain these funds. If I don’t get a satisfactory response in 7-14 days, I will be forced to lodge an application of dispute.

    I am also requesting that you supply me with all the contact names and numbers of all the other units. I would like as much information as you have on the other owners. I will be calling an Extraordinary General Meeting in March if this issue is not resolved. “The Privacy Act does not apply in this instance so you will have to supply me with this information”. From Body Corporate and Office of Fair Trading.

    If you need any further information regrading these matters and your responsibilities you can call the Body Corporate and Office of Fair Trading. 1800060119.

    I hope you deal with this matter as your number one priority until completed.

    exactly, you could ask for a list of all properties from eg $400k – $550k, and then narrow it down from there once they give you their lists that are in your budget.

    yes, i want to know the answer to this question too.
    if i buy say a $100k house pay $30k deposit.
    then that makes a 70k loan that is then running at +ve CF is that all ok for me to not pay anymore let the rent take care of it, and forget about this and start saving for my next deposit to do this again.

    so if i have 2 ip in my name. and i set up a trust, how do i transfer these into the name of my trust does that cost money, is there a cgt tax, or stamp duty tax on this?

    after the droughts my grandpa (farmer) had to do something similar to sell a certian amount of land to be able to claim centerlink. I am pretty sure he sold it to his son for $1. try CGT on that!!

    well i dont care for this Saras advertiseing,
    Can someone explain the difference between a company and a trust?
    Also i was thinking at one stage to set up a company as i am a contractor but never did bother.
    Could i have instead used a trust? What are the benifits of each?

    can i ask what you do? 80k = 23 years, man that is pretty good. Do you rob banks?
    Also the best advice i can give is, if you dont need to move out of home dont. It is the cheapest place that you ever live and you would get your washing and cooking and stuff done, and there are no bills.

    is there a website for brisbane that has all the land zones mapped out for brisbane as this will save time, as the council is not the most efficient place to ask for help.

    i wanted to buy a pub when i was your age.
    The bank told me that they would only give me 10%, i only had 10% (short 80%)
    The reason is, if it goes bankrupt and you need to sell, all you can sell is a crappy old building, not a business. They based the pub on 90% of the costs being buying the business and the license.
    I am not sure what the bank managers would say today??
    I would say keep working, and come back when you have a decent deposit. Sorry to sound so bad, but that is what i was faced with.

    a 100k loan in interest is a fair amount, take a friday off and fly there and check it out. Would you marry a mail order bride? NO!
    It is a big investment and you dont want to buy a sh1tbox, also while there you can build realtionships with trustworthy, realestate agents and what ever else you need.
    Also this is tax deductiple, so you should be able to do the trip for under 1000 clams,
    take out the taxable portion, it will only cost your $600 not much when considering what you are buying. dont be a tight a55[strum]

    do councils provide current land zoneings for free (to see what it is already before i waste my time checking the land out)

    so regardless of wheather i wont town houses, units, flats blah blah,
    Is this the order?
    Buy the land, apply for the changes to council to change zone, does this cost money? 3months. After approval submit plans, after they are approved 3 more months i am ready to build?

    Would it be easier to find a block of units, that are together and strata title them? Or is this a length process as well?

    I can see why 5crewing someone from council could have its advantages.[confused2]

    They are note built yet, thats why 2/3 depends on the size of the block.
    Now what do you mean freehold torres title block, or Lots in a BC?
    Townhouses would still be in a BC wouldnt they? Can you divulg the diferences and pros and cons?

    Time frame are long you say. why? council zoneing? what else takes time?
