    Hi,
I have made the commitment to sell with Purple Bricks. You have to pay upfront.
I have had my Brisbane unit for sale for 6 weeks. The agent says there has not been one inquiry. I find it strange, even a low ball offer is better than nothing, no one attended the open houses? Is this just the market because there are too many brand new units for…[Read more]

    Hi,
I rang the BCC council and they said that I need to submit a BA because my carport takes up more than 50% of the street frontage.
My builder has made an extensive plans and design including all materials.
Council says that a draftsman needs to submit this to council for me. Apparently me and my builder cant do this.

Given that my design is…[Read more]

Can you believe it, I need a surveyor to build a carport in Brisbane to lodge my building application.
    Any recommendations on this?
If I just built it in a weekend without a permit, what could happen from the council?

Looking for a Laborer in Brisbane (Milton). I can pay cash. Any recommendations. What is the going rate? Does he come with tools/ute/recommendations?
I have about 2-3 weeks work coming up (in 2 months time), depending on his skills.

I am looking to sell in a pretty hot area in Brisbane, I was thinking instead of giving away $30k in commissions on a $900k property, I could try and sell it myself.
Anyone used http://www.buymyplace.com.au? So basically its a listing service. I am guessing that the public must not be able to list directly on realestate.com.au?
So I need to answer calls,…[Read more]

In last months Money magazine, I really enjoyed reading about Australian Real Estate Investment Trusts (A-REIT’s). This type of investment interests me but the article lacked enough information for me to make the jump. This type of investment is hard for a mum and dad type investor because a bank doesn’t give you a loan for $100k for a liquid type…[Read more]

    Hi,
QLD Renters used my house as a day care center. They caused over $80k in damages. (21 people living in a 4 bed house).
We have kicked the tenants out luckily.
Landlord Insurance will not cover any of the associated damages.
We are looking to get money back from either Property Managers or Insurance. We believe the Property Manager is liable…[Read more]

the other week i saw on news.com someone bought an LED sign on the side of a building.
Where do you buy signs, how are they listed for sale.
Same goes for CBD car parks, I have not been able to find any of these for sale anywhere??
Also would the bank give you a $3 million loan to buy a sign on the side of a building?

    what is this Ground-Rent?
Ground-Rent is the name given to the payment made by tenants to landlords, or by leaseholders to the State, for the use of bare land, apart from improvements. If a tenant hires the use of buildings, or other improvements also, he makes a further payment that combines the charges of interest, depreciation, and…[Read more]

I am a seasoned Australian investor.
What are the differences investing in NZ?
Do properties have rates, water costs? what are the averages there? I saw one property that was on a 100 year old lease, is that the case with all properties, or was that just a 1 off? Normally when you buy the house you own the land for ever?
What is the cost of…[Read more]

how do you buy in the US? If your transfer your AUD to USD for your deposit, then you sell the property might go up by 20% but then the AUD has moved against the USD and your 20% profit might not turn into any profits at all when you convert the profits back 5 years, how could you control that risk.

  • vyaw2003 replied to the topic Tell me I am investing wrong in the forum Help Needed! 1 year, 6 months ago

well that is kind of a hurdle, a house costs $300k minimum, plus $20k renovation, just not the kind of money i have had spare, when my loans get down to $100k i might consider it i guess.

Tell me I am investing wrong.
I have been obtaining units, roughly 1 a year.
I only buy if the price is eg. $200k, and returning $250/w (positive).
Everyone has all these other opinions, buy houses, buy this and buy that. But they all work, so why should I listen to them. Once my loans are paid off I wont have to work, ever again.
    But I have 8…[Read more]

    thanks Benny,
if i buy a unit that is in a complex of 4 on a block of land:
wouldn’t my property value decrease due to age (10%), and the land goes up buy 60%/4. So my value in land still goes up.
If the units all burnt down the land value that i own (1/4) has still increased.
    ??

  • vyaw2003 started the topic Should I buy a unit or a house? in the forum Help Needed! 1 year, 6 months ago

I am a keen investor in Brisbane. I have 8 units. I bought units as that is all i can afford.
I could look at Caboolture, and Toowoomba, or Gympie and other cheaper areas to be able to afford a house, or a block of units.
A savvy/experienced investor told me i need to buy land (with houses on it) not units. I trust their opinion, but if i have…[Read more]
