    I intend on going. As I am based in Melbourne I will go to that though I may go to the Brisbane one as QLD property interests me more.

    The market going the way it is will also present more opportunities.

    I travel to the US every year and have rellies there. I would love to find some good IPs if good finance is available. I will lookout for more posts.

    Not quite. True investors have a strategy to buy and to sell where speculators rely on luck. Speculators will sell eventually or if they need to pay debts or cash up. So they do sell but not in a strategic and planned manner is investors do.

    Here here to positivewiz’s comments. I also attended the Master Class today and you will learn heaps from it. It will turn you from a property speculator to a property investor, that is one who invests with skill not luck.

    I also live in Melbourne and also attended Steve’s seminar today. Everything you have heard about Steve’s seminars are TRUE. I cannot recommend them highly enough.

    I have a negatively geared property in Mount Waverley which I am getting out of so I can concentrate on CF+ properties. It is true to say that its just a matter of solving problems. I believe such opportunities could be found anywhere. However, having said that, I believe such opportunities could be found more commonly out of Melbourne. The other problem with Victoria is the rediculously high stamp duty and land tax. So I am looking interstate.

    That’s my 2cents worth. I won’t say I wish you luck because with true property investing there is no luck but rather skill. People who speculate hope for luck. Big difference between true property investors and mere speculators.

    Hi there. I am another who attended Steve’s Masterclass today and it was indeed fantastic. This gem about multiple trusts was great but the other part were the formulea that brings in more scientific fact and direction into our investing strategies. The other gem was that we need to focus not just on the property but also the buyers, sellers and money all at the same time. I will be attending another of these classes for sure.

    Hi there. Don’t really understand what they are on about. The fact is that YOU CAN do it and there are many many people doing it as we speak. I would highly recommend you go to Steve McKnight’s Masterclass. It’s just a matter of finding problems to solve.

    Well here is my 2c worth.

    I have negative geared for a number of years until now that is. After reading Steve McKnights 2 books I am an absolute convert to positive gearing and am now making the change.

    I also have shares. Just to give you an idea, I have had Coles Myer shares for 5 years now and have made only 33% capital growth while the returns have been pityful. I have had NAB shares for 4 years and made about 10% capital growth. I have AAV shares (inc a merged company) and have lost 75% in 4 years.

    Based on statistics a recession will come anytime in the next few years. Shares will just go down. Meanwhile if investing wisely, there will be many opportunities to add value in property regardless of the state of the economy. Just remember:-

    Problem + solution = profit and returns can be very healthy indeed.

    For my main investing income stream, its PROPERTY PROPERTY & PROPERTY.

    The deposit amount is not relevant as we are looking at gross return. Whether you pay 100% cash deposit or nothing is not relevant in this calculation.

    I also concur with the below view. I know there are lots of deals out there waiting TO BE MADE!

    As per Lucifer’s comment, get ‘$1m in Property in One Year’ and turn to p.160 – “The opportunities of today are not related to location, they are related to circumstance.’ Also, take on the idea that +CF deals are MADE not BOUGHT and you’ll move past where you are now.

    Don’t even think about it. There are very few renters to many new apartments. As one who lives in Melbourne and has looked at inner city apartments but invested in suburban Melb instead (neg gear), I would recommend you keep right away from inner city apartments. I am also moving away from neg gearing to pos gear.

    My understanding is that there are certain finders fees to be paid if the transaction is completed.

    I am looking for a reliable bird dog myself. Where abouts are you located?

    Are there any bird dogs out in rural Victoria? I am based in Melbourne and want to utilise the services of a reliable bird dog for lots of opportunities over a sustained period.

    I have also just finished both books. The 11 second solution I suspect was applicable a few years ago when ready to pick deals were available for the pickings. However, having said that, the 11 second rule should be used in conjunction with “problem + solution = profit”. I believe we just need to see the potential by solving problems. Steve is so right when he says that the area per se is not relevant, its the problem solving ability. That’s when we can apply the 11 second rule. If I understand this right, once we can solve a problem, we can then apply the 11 second rule, taking into account any additional costs.

    I am also new at this so I hope I have this right. I am now attending to business structure and will be furiously looking for such problems to solve.

    I would highly recommend you read Steve’s second book, “$1,000,000 in Property in One Year. I just finished it and highly recommend it. Given the change in the realestate market, you will get some great tips and stretching of the mind.

    I am new to this forum and am now looking for properties. I am not quite up to that part of the book ($1,000,000 ……) which discusses Bird Dogs. But I too would like to talk to licensed bird dogs in Northern NSW and QLD as I am based in Vic. What wonderful timesavers these people could be just as so long as they are ethical and knowledgable.
