<p>There is usually no market rate for buyer agents but $9k &#8211; 10k seems to be common. Legally they could charge as much as real estate agents.</p>

<p>Commercial property is valued using the Income approach or DCF so the valuation is a bit more complicated than the valuation of a residential property.</p>

<p>A buyer agent &#8220;should&#8221; act on your interest since you are paying them. Anyone else paid by a seller won&#8217;t act in your interest.</p>
