I’m an aspiring property investor, don’t have any property yet, but looking for something in future.

Being in IT, I’m curios what software (particularly web based, SaaS) real estate agents, or landlords use. Does anyone know?

Is there any software that manages the relationship between the tenant, landlord, and real estate agent?

    Hi Crucialx

    Welcome to the forum.

Is there any software that manages the relationship between the tenant, landlord, and real estate agent?

I don’t think there are any relationship management web based applications for tenants, landlords, and real estate agents.

SuperAndrew, there are a number of apps out there though keep in mind the decision maker is the managing agent in most instances….eg you wont be able to get landlords to push their agents into using a specific app that you’ve developed.

I would probably look at Australian websites if you want to take into account legal aspects.

Not many manage the relationship between all three parties.

.lots of developers don’t look before they leap…

Just because a website already exists, it doesn’t mean that no new better ones should be developed. If that was the case then we’d only have one property investing forum ;). It reminds me of the myspace-facebook situation. Facebook was nothing new, very easy to develop, but differently executed.

you wont be able to get landlords to push their agents into using a specific app that you’ve developed.

That is true. I agree with you. Unless the app is better and saves the agent money and time. Then you won’t really have to push it.

@superandrew, as a developer I have to disagree there…..better faster cheaper are almost never concerns when it comes to application development.

The biggest issue is almost always “laziness” and momentum.

Quicken rental property manager is what I use, but find that it is not Australian specific.
but it goes a reasonable job for data entry of income/expenses with categorizations.
Interested to know of any other software though as I’m sure there must be better ones out there.
