They are usually harder to resell, and hence have a lower purchase price to compensate.</p>
<p>I don&#8217;t know the pros/cons of company share, but it&#8217;s better to get something strata titled.</p>
<p>The banks also prefer strata to company share if you are getting finance.</p>

<p>But in Victoria you can access the deposit before settlement if you sign a Section 27 form with your conveyancer.</p>

If you bought up the road at Beenleigh or Logan, you&#8217;d be getting about 8%.</p>
<p>The problem with Coomera is that there is still a lot of land in the area that can be released. Obviously this will satisfy any future demand which will not be good for cap gains.</p>

<p>Also make sure they actually come to visit the property as i&#8217;ve heard some won&#8217;t and also that their schedules are for 40 years and not 10 years.</p>
