    Hi alfrescodining, I was thinking the same way before but was limited by the window on LHS of entry, this will significantly reduce the living area. Even by reducing the size of the kitchen.

    Hi catalyst, that's an excellent idea to create a mock up. Will be removing the existing kitchen soon, will use that to see how it feels with the proposed layout. It's on a slab, so the kitchen plumbing relocation will add up as well.

    Hi grant, forecasted the changes will add 150 to the weekly rent and without including the depreciation, we looking at 2 -3 years payback, based on rough calculation.

    Thanks alfrescodining, i agree with the window bit. The parking shouldnt be a problem the 3 bedder vila has the same number of carspaces.
    Hi financeshop, very reluctant to put the bed on the other side as I would sacrifice the only light access to the living area, also its much wider on the other side, so would rather make it as a living area

    Hi Richard,

    Apology I wasn't including one other important information, we are contemplating if we are going to move in to the new  property, and hence the reason for funding the deposit as well as bringing all the MISA funds across.
    To be honest with you the lending manager at CBA has done a credit check on us on the pre-approval, is this mean I would have less chance getting a new loan with NAB (if I want to go with them)

    In regards to CBA as Jamie has pointed out 1% is par for the course however they will want to X collaterlise all 3 loans which in the current climate is certainly not a recommended strategy.

    Under the CBA package you will have an Annual fee but you could probably get close to 6.5% without any fee from a standalone lender without the need to X the loans.

    Why not just get the CBA to finance the 20% deposit and acqusition costs as an Equity Loan and then finance the 80% purchase price elsewhere. There is more to correctly structuring an investment portfolio than getting the cheapest interest rate for a few months. 

    Just make sure the NAB johhny doesnt suggest an application and a credit search otherwise you will have further issues.

    Hi Richard, thanks for your comments.
    Few things I want to point out though, I will fund the 20% and the acqusition cost myself, but how can i be sure that the loan is NOT crossed. Is it documented on the loan contract if you crossed, then they will listed both properties?

    And what other further issues will I have with a NAB credit search?
    Sorry for the silly questions, but I thought I better get you to clarify.

    I'm inviting a NAB mobile lender to drop by sometime next week. Do you by any chance has a broker to recommend in inner melbourne, south area? Thanks heaps.

    Thanks Swampy, I've check the regulations in victoria, from consumers.vic.gov.au, basically it says:
    "Lot owners in an owners corporation are entitled to renovate or refurbish the interior of their apartment or unit. A lot owner must notify the owners corporation if the renovations require a building or planning permit."
    Just wondering if anyone has done this before and is it considered as a major value adding reno?

    Thanks for asking the question Lena, this is something that i need to know asap as well. As far as i know, there are a “special conditions” in the Contract of Sale, which specify that purchaser has inspected the property prior to the day of sale. Can put a cross on this clause??? and add on my clauses???
    And is it required to sign the contract of sale on auction day???
    Please share your experiences with us, thanks in advance…

    Check how water drains away from sinks ie slowly or reasonably. If possible check hot water works.

    An update today is the agent rang me and letting me knoe that quick settlement is good, but price is not good. and he said that at this point, auction will be happening in a coouple of weeks.

    Munno, how many days have you offer your agent? providing this one will go to auction is acouple of weeks.

    you may be right sargeant, i gave my offer to the agent this morning for 257K and straight away the agent told me that someone offer 260K already. when i mention quick settlement, then he started to get more excited. :))
    Anyone knows how long normally this kind of negotiation last, do the REA come back to you the next day or…? considering the auction is in a couple of weeks time.
