    Just another article I read yesterday regarding Busselton (Provence).

    $1Billion resi development “Provence” will be selling within the next few weeks.

    Provence will replicate Dalyellup, which has been an amazing success. This is sure to boost employment and there will be other spin-offs from this .

    Traditional lots will start at around $110,000 with 4000 sqm lot prices around $150,000.1400 registrations of interest have already been accepted.

    I love Busselton but not in January….

    If you are chasing CG I would not touch the resort style apartments.
    I would be looking at house on decent block of land and preferrably West Busselton, I have been advised by locals that this is by far the most sought after pocket.

    Busselton and generally south-west regional areas have had amazing CG over last few years. Unfortunately rents will not be too attractive if purchasing house but long term I personally believe will continue to provide great growth. Why, cos we just love the area, and the BB thing, and population expected to double (Hegney stats).

    I think you could be on to something, those well paid mining jobs in WA helping to keep our market hot :)
    Cooks, cleaners earning $100,000 pa (NW)- front page last week.

    I dont think it could get much better in WA that is – Resi/CIP/IIP all booming at the same time.

    people sell all the time for many reasons.
    Dazzling is simply providing details and those interested need to to work out whether in fact this is a good deal.

    From my limited experience I would only be interested in IIP/CIP that can accommodate a reasonable size business.
    This may be a simplistic approach, however If the business is too small they either go broke or upgrade and to larger premises, either way will effect you.

    Hi asdf, we have in the past used low doc for industrial property, interest only.

    I have similar in Westminster.

    Before putting pen to paper I would look at similar developments in area, what sells, stats, for villa etc, design/sqm2.

    Chat to as many RE agents as you can, find out what is desirable in area. I have a good contact in area, he buys, sells and knows it very well.

    I can also give you the name of builder who also owns RE agency in Westminster he has completed many duplex/triplex sites.

    there is a similar thread regarding this, ie filing paperwork – you may want to do a search.

    I actually use MYOB which is an accounting package, probably overkill, but this package is brilliant. Allows me to keep track of everything.
    I just pass CD to accountant at end of each fin year.

    I like to stick to (traditional blocks), a minimum of 600 sqm2, 18 mtre frontage.
    This will allow me to build the 4×2 – 200+sqm2 home + double gargage.

    I always ask RE agents what sells well, and I also look at what the average person/family wants in the particular area.

    I am not too keen on building on cottage lots as an investment proposition.

    Hi Redwing

    Stats still showing most areas doing well which I expected.

    However, that morning I heard Craig Turnbull stating that there is evidence that the WA market is actually slowing down?? he did not give any details why.

    He also predicted at least another 12 months growth 10-15%. I dont actually follow this guru maybe other formites might have some thoughts on this.

    Also, just to change the topic, I read that rents will rise by as much as 20% next year due to shortage of houses. Unfortunately rents in Perth are not too flash at present.

    Wow, I posted this in Feb, lots happened since then. I think I am actually a different person since posting that one.

    I spoke to Steve about 5 months back and he sent me spread sheet/information. At that point in time there was no proposed seminar for Perth.

    I have read about this Seminar on SS and was planning to contact his office to get details.

    I am sure there will be many formites going to this.

    Do you have any specific details?

    I have properties in North/South.

    Druitt service all areas in Perth metro.

    They also provide an extensive profile on each PM including details on experience, years of service, their background.

    If anyone is interested I recommend you view their package.

    Katfrat, I have recently gone through this process.

    I think the list that Michael has posted is excellent and I would be using this as a guide.

    My previous PM did not even have a system in place to establish whether a tenant is in arrears.
    I suspect this is probably not unusual

    As it is a sellers market over here I cant see the owners dropping that much. Also this area is in high demand, they really dont need to drop.

    I am not going to be very helpful, but is there any chance whatsoever of raising additional money, selling off an additional IP?

    I believe if a property is unique for whatever reason it is worth sticking your neck out as it will pay off. Hate baked beans though.

    I gave my useless PM the flick and am now using Druitt.

    For those in Perth having problems I thought I would mention that this group is very slick.
    They employ 6 PM and have 600 properties around Perth.

    Also, I was able to negotiate management fee of 8.25% very happy.

    Congratulations Dazzling its great to get some positives.

    We are still looking for approx 600 sqm2 factory unit.

    Would like your comments on the ugly ducklings in Bayswater???

    There was an article regarding this in Wed’s paper.
    Super fund is actually subsidy co. of Mirvac Fini.
    They quoted returns of 18% pa.

    $200,000 makes it a little hard.

    I would also check the reiwa site and look at areas which have a median price of $200,000 and less and also get details on rental returns and profile on area.

    If I was looking in this price range I would consider:

    Balga (it would be a reno job)
    Midland (probably villa)
    Midvale
    Bellevue
    Hillman

    Del, you are right about lost opportunities in WA.

    I think Perth’s median price is now $300,000 and I dont believe there are any signs of slowing down yet.

    You may want to contact Council & various government departments as I know they are pumping money into this area, always a good sign. I have heard of many projects, but I have not specifically researched this area.

    One project I know of is expansion of Armadale-Kelmscott Hospital I believe to 300 bed.
    Hegney valuers have stated that this will drive property values up.

    If you can purchase house with potential to develop will be great, I believe hard to come by, probably have to pay too much anyway.
