<p>I am currently selling 4 houses one of which has a 2 year lease (only 6 weeks into it) that has a 8% return on the asking price.  It&#8217;s in Victoria and I think (and the agent seems to agree) that it is fair market value.  It&#8217;s even advertised on the net with an 8% return so they are there if you look.</p>

We could employ someone like Jeff (maybe even him). 									<content:encoded><![CDATA[<p>We own several properties in Housing Commission areas and I wouldn&#8217;t say they have caused more or less problems than in other areas we own.  It all comes back to having a good property manager (or being one yourself) and keeping a good eye on what&#8217;s going on yourself. <p>With a fixed term tenancy you cannot raise the rent until after the lease has expired.  You also need to give notice prior too raising the rent &#8211; this used to be 3 months prior but has changed recently i think to 6 weeks but you may need to check that.
