<p>I think what you are doing sounds like a great idea. there will always be risk in investment, and i think the fact that you are doing it with your parents minimises this risk.</p>

<p>I dont think you should spend extra money on a building inspection service (never heard of this btw)&#8230;simply because this is what you are paying your builder for!</p>

<p>they are very good and quite helpful, so give them a try. not sure what their stance is on small reno jobs though.</p>
<p>i think replacing is most likely the best way to go.</p>

<p>what area is the block in ?</p>
<p>if it is prone to flooding then it will need some costly earthworks.</p>

									<content:encoded><![CDATA[<p>You only have to move in within 12 months.. not live there for 12 months. You do however have to be there for 6 months for the FHOG as you said, so i am assuming that you need to be there for only 6 months for the stamp duty concession also. i think!</p>
