    Found the original property inspection and no mention of pink filler in walls..but unfortunately that report was 3 tenants ago!

    A good learning curve to conver with PM so that he is clear in what is expected of him looking after your investments

    Purplekiss I pay 11% (incl GST) and pay extra for postage and petties.

    I don’t want to manage them myself, just wondering if people are getting better deals for multipule properties

    It is the land value that will become more valuable.

    As land becomes more scarce people will buy both old and new houses, what I have noticed in the area that I have just bought a new IP, they are pulling down the old houses and utlizing the land to the fullest by placing either big houses or developing the land with duplex/units.

    Others are renovating old houses to include new finishes.

    I have not mentioned kicking anyone out.

    As far as bond goes that is soon used up when tenant has made up their mind to break lease not pay rent use up all bond money regardless of leaving any money behind to cover damages. As I said before thank god for Landlord Insurance, but it still costs but that is part and parcel of being a landlord.

    On the whole I have not had very many bad experiences thanks to a great PM.

    Thanks Dazzling I will check the 60 days clause on the lease.

    In simple terms its unfair on the tenants. How would you like it if you were in their shoes?

    Tenants have rights I know, but I have had tenants break lease giving notice by saying,”they are leaving town”, “husband has left I have no money to pay rent” etc. And I have had to go through the drama/expense of readvertising (thank god for mortgage insurance)the joys of being a Landlord!.

    Having 5 properties I have never wanted to break a lease, just asking advise from the forum

    the panelling is ply with grooves cut into it. Not sure at this stage what is underneath, thought I would just do a quick makeover that looks great when finished!

    So you would recommend removing panels instead of painting over them?

    It would be hard to add light (skylight) as on the bottom floor of a two story house.

    Get the agenda sent to you in advance and see if there are any special issues you want them to raise on your behalf and instruct them on how to vote on any proposals

    I agree with Michael. The agenda is always sent out for my property Body Corp meeting and I either have a neighbour go and air my views (can see if this is done when you get the minutes) or I send back to the body corporate manager to read out and to take into account. No monies are ever charged

    Why would anyone put that sort of information on this forum,people do their own research to get rewards.

    The forum is great for information or help needed but I doubt if you will find people to share secrets where they are buying their cash flow + properties

    What would happen is that the suburb/town would dry up cash flow + properties with all the interest shown from the forum.

    I suggest you subscribe to API or similar mags to get the information that you are requiring.

    That’s what I am doing

    Good to hear from you again!
    But with the advise from the now sacked broker that the loan was all but in the bag, I told the solictor to go unconditional [confused2].

    The good news is the other party has rescinded the contract (to add someone else’s name on the contract)and this has given me 14 days to finalise finance and 40 days to settle.

    Just waiting to hear from the bank on Mon/Tues to see if loan is approved.

    Huge learning curve, I also booked flights on the 17th for myself and sister to clean/renovate before renting out. At this stage might be looking at just going up there for a holiday.

    Question, would you be looking at getting a broker in at this stage to see who comes back first with approval?

    No one can possibly know how you feel when you become redundant. I know as I was in the same situation, I worked for Ansett and woke to find out that I had no job after also 7 years of employment.

    It was a terrible for me as at the same time my marriage broke down and I didn’t have anywhere to live. I had the support of friends and family as I tried to get my life back on course.

    I was knocked back from a few banks (after gaining temp employment)but that just made me more determined. I finally found a mortgage broker who helped me get into my own townhouse (deposit from redundancy and settlement).

    Now I have a better paying job I have since bought another 2 properties (on my own) and met a great guy (now my husband)and together we have purchased a property together.

    I found that at the start when the redundancy was first known you look for comfort with other work mates re hashing the whole thing over again and again. This is the same as grieving process. But don’t get pulled down by it all, dust yourself off (you sound like a + person) don’t dwell and move on. There is a big world out there with lots and lots of opportunity.

    Hi all

    Thought I would give you an update to put you out of your misery. Spoke to Solicitor re contract change and we agree as long as we can extend settlement date to the 31 Mar. I also said I would pay market rent from the 17 Mar until 31 Mar.

    Now just playing the waiting game. Fingers x

    Thanks you Terry, but due to the fact that the Broker (one that is fired now)told me that I would have no worries re obtaining loan and it’s in the bag I told solictor to go unconditional!!!!

    But there’s more…my solictor told me today that vendor in breach of contract as wants to add further names to the contract and we could pull the pin if we want, but this is only until tomorrow. [confused2]

    Do you think that I can ask solicitor if I can rent the property from the 17 Mar for the few weeks until I get this finance mess sorted out?
