I generally allow 3 days to transfer.<br />
As people have said make sure you can get internet access straight away.</p>
<p>As chad has mentioned keep a track of  fees these banks use as there is usually  a minimum amount you have to have in there.otherwise will incur a fee</p>

<p>The buyer&#8217;s agent job is only to find put forward a reccomended property that fits your criteria</p>
<p>It is still your responsibility to do your own due diligence such as employing a building inspector to check for defects</p>
<p>However in saying this I&#8217;m not sure if an inspector would check blockages such as in the down pipes.</p>

<p>I wouldn&#8217;t let the property sit for more than 2 months with the same rental manager.some of them seem to put in abit more effort than others.<br />
As you would know it can mean a difference between a  positive and negative return over the year.</p>

<p>i have read a few who would charge anywhere from 1000 to 6000 depending on location.</p>

All the valuers really cosider is the recent sales in the area.<br />
It seems it doesn&#8217;t matter if the place has been rejuvenated or not.</p>
<p>Even though before reno rent would have been 210 now 240 after.</p>
<p>Obviously this would be different in a house depending on what it is</p>

<p>T o add to that you can usually buy with 10% equity in the property as well</p>

<p>Another way of looking at it is to buy an apartment,house and rather than sell it,refinance your mortgage then leverage into a number of properties at a comfortable LVR, then repeat process.</p>
<p>Make sure you set some sort of goal<br />

<p>For US you generally are only allowed 20 to 30 % deposits and for full doc loans fees are quite high.</p>
<p>For NZ you can get away with a 10% deposit which isn&#8217;t to bad.</p>

<p>Through his recent newsletter saw a video clip in early April 2006 talking up these places,he was doing one of his property tours with clients.<br />

<p>I have heard people using a personal loan for deposits,though i havent been game to try this yet.Providing you can service this and the higher interest would work on a higher LVR</p>
<p>you could always refinance out if you have increased equity and pay the personal loan back to get a better interest rate after a while.</p>
