<p>1. If people went to a non standard loan program they would be charged a much higher int. rate.</p>
<p>(I know of one case where a guy was paying 11% from GE and refinanced with a wrapper who&#8217;s charging him 8.95%!).</p>

									<content:encoded><![CDATA[<p>The standard structure is a trust with a company controlling the trust (know as the trustee or corporate trustee).</p>
<p>The reason why we have that structure is that it reduces our CGT to 15% (rather than 30% for companies, 15% for trusts &amp; indivduals) and we have a corporation as trustee because we have higher protection from lawsuits.</p>

<p>If I were to invest I would invest in units for foreign workers. So high rise. Also I would make sure that it was difficult to climb up these apartments (as I&#8217;ve herd that they don&#8217;t mind climbing up 8 stories to rob a apartment).</p>

The main reason people don&#8217;t invest in commercial is due to high upfront $$$ required. One can get 95% Loan to Value Ratio for Resi, but as a minimum you usually have to put up 30% deposit for Commercial properties, and in fact usually more!</p>

<p>So if you mess up with repayments they can sell the most marketable property, which might be the one which had all your equity in.</p>

What they probably did is give you a loan for say 80% of LVR on your new property, and increased you other loan by 20% (because if they did give you a loan for say 100% you wouldn&#8217;t of needed to use your exisitng equity).</p>

<p>Although in theory it sounds great, making it work in the real world can be very difficult.</p>
<p>A L/O (Lease option) would probably be the way to go. Just a quick note their can be serious repercussions if you do not structure it correctly. And of course always try to make it a win-win-win.</p>

<p>Also with a decline in  property prices many people are placing money back into super also.</p>
