<p>Get the agent to do a rental appraisal letter with comparable properties, plus you&#8217;ll find  most brokers will ask for one.</p>
<p>This way it&#8217;s in writing and the lender can get on the with finalising the paper work.<br />

<p>11 month&#8217;s ago I purchased on a lodoc, Had 20%+stamp duty.<br />
Plus I had only been trading in my business for 12 month&#8217;s couldnt really show much at all, I must admit it was a pain in the neck to get it through but it was successful.</p>
<p>I guess I was fortunate with the broker I used, he&#8217;s very experienced in the IP WORLD.</p>

<p>realestate.com.au is pretty much the best site available to search for new listing&#8217;s.</p>
<p>When an agent list&#8217;s a new property they first place it on there site, it then gets exported to realestate.com.au</p>
<p>So basically every new listing should be on realestate.com</p>

<p>I&#8217;m an agent nearby, I believe this area has a long way to go.</p>
<p>Penrith with the ADI SITE, and Blacktown is booming, plus the new shopping centre being built in Blacktown.</p>
<p>Put it this way, I know a major player who has invested alot of money in this area.</p>

<p>I have to agree with darren, level blocks arent particularly great when the time comes to subdivide.Make sure the block slopes to the street,If it doesnt and your truley  buying for this potential WALK AWAY from it.</p>

The council Area I work in prohibites strata or torrens subdivison.</p>

<p>I would make sure with your solicitor/conveyancer about those fee&#8217;s and also the rebate if your property doesnt sell.</p>
<p>I&#8217;m an agent and dad was a solicitor, Most solicitor&#8217;s would ask for upfront disbursements ie<br />
ct, 149 cert, sewer diagram, dp etc.</p>
<p>Just make sure, before you get stung.</p>
