<p>Don&#8217;t take the higher limit unless you need it.</p>
<p>When assessing borrowing capacity, most lenders assume that you spend about 3% of your credit card limit in interest per year.</p>
<p>The bottom line is, a higher limit reduces your borrowing capacity.</p>

<p>I don&#8217;t have the problem of restricting kids though.  That is a more difficult issue.</p>

<p>Paddington is definitely a good area, and they are not making any more terraces.</p>
<p>As long as you can sustain the negative cash flow, the capital growth should more than compensate for the negative cash flow.</p>
<p>I don&#8217;t expect much capital growth in Sydney in the next two years though.</p>

<p>Why don&#8217;t you ask the agent for evidence that prices are dropping?  Ask the agent for the a list of recent sales showing that prices are dropping, then check out for yourself to make sure that properties are comparable.</p>

<p>I would focus on knowing a particular area nad not be too concerned about the general market.  You can&#8217;t invest in the general market, only in a specific house.</p>
